Job Description

Job Overview J+G Companies is looking for a dedicated and experienced Property Maintenance Supervisor to join our team. The ideal candidate will be responsible for overseeing the maintenance and repair of residential apartment homes, ensuring that all units are in excellent condition and meet safety standards. This role requires a hands-on leader who can work with a team, coordinate with contractors, and communicate effectively with the property manager and residents. The Property Maintenance Supervisor will also be responsible for developing and implementing maintenance schedules, able to understand and work with the Property Manager to keep all expenses in line with the budget, and ensuring compliance with all relevant regulations. The successful candidate will have a strong background in property maintenance, excellent problem-solving skills, and the ability to work in a fast-paced environment. This is a critical role that ensures the smooth operation and longevity of our property, contributing to resident satisfaction and the overall success of our property management operations. Must be a team player! Duties Oversee daily maintenance operations, working with the Property Manager. Supervise and manage the maintenance techs. Develop and implement preventive maintenance schedules. Coordinate with contractors and vendors for specialized repairs and services when task cannot be done in-house and/or during emergencies. Ensure all maintenance activities comply with safety regulations and building codes. Conduct regular property inspections to identify and address maintenance needs. Review and work with the property manager to understand and to keep expenses inline with budget. Respond promptly to emergency maintenance requests. Maintain accurate records of maintenance activities and repairs. Train and mentor maintenance staff. Ensure timely completion of work orders. Communicate effectively with property managers and residents. Order and maintain inventory of maintenance supplies and equipment with approval of property manager and/or regional maintenance. Develop and implement energy-saving initiatives. Monitor and evaluate the performance of maintenance staff. Follow and enforce company policies and procedures, lead by example. Stay updated on industry trends and best practices. Skills High school diploma or equivalent; technical degree or certification preferred. Minimum of 2 years of experience in property maintenance. Proven experience in a supervisory role. Strong knowledge of building systems, including HVAC, plumbing, and electrical. Excellent problem-solving and troubleshooting skills. Strong organizational and time management skills. Excellent communication and interpersonal skills. Ability to work independently and as part of a team. Proficiency in using maintenance management software. Valid driver's license and reliable transportation, proof of auto insurance. Ability to lift heavy objects and perform physical tasks. Knowledge of safety regulations and building codes. Experience in budget management and cost control. Ability to handle multiple tasks and prioritize effectively. Strong attention to detail. Ability to work in a fast-paced environment. Flexibility to work on-call and respond to emergencies. Commitment to continuous learning and professional development.
