Student Housing Apartments Reports To:
Property Manager Position Summary:
The Maintenance Supervisor is responsible for overseeing the physical operations and maintenance of a multifamily student housing property. This includes leading a team of maintenance technicians, ensuring resident satisfaction through timely service, coordinating preventive and emergency maintenance, and ensuring compliance with safety and housing standards.
Key Responsibilities:
Maintenance Operations & Supervision Lead and manage the on-site maintenance team, including hiring, training, scheduling, and performance management. Assign and monitor daily work orders and ensure timely and high-quality completion. Conduct regular inspections of apartments, amenities, common areas, and mechanical systems. Preventive & Emergency Maintenance Develop and implement a preventive maintenance schedule for HVAC, plumbing, electrical, and other building systems. Respond to after-hours maintenance emergencies on a rotating on-call basis. Coordinate with contractors for specialized repairs and large-scale projects. Unit Turns & Move-In Readiness Oversee unit turnovers and ensure apartments are prepared for new student move-ins in peak leasing seasons. Work closely with the leasing and management team to ensure units meet quality and timeline standards before move-in day Budgeting & Inventory Management Assist in creating the maintenance and capital improvement budget. Maintain inventory of maintenance supplies, tools, and equipment. Ensure cost-effective use of resources and reduce vendor reliance where possible. Compliance & Safety Enforce compliance with OSHA regulations, building codes, and fire/safety codes. Maintain documentation related to inspections, repairs, warranties, and safety drills. Ensure safe working practices and use of PPE among all maintenance staff.
Qualifications:
High school diploma or equivalent required; trade certification or technical training preferred. Minimum 3-5 years of experience in multifamily maintenance, with at least 1-2 years in a supervisory role. HVAC certification (EPA Type I & II or Universal) strongly preferred. Valid driver's license and reliable transportation. Strong knowledge of plumbing, electrical, HVAC, appliance repair, and carpentry.
Skills & Competencies:
Excellent leadership and team management skills. Ability to handle multiple priorities in a fast-paced, student-focused environment. Strong problem-solving and customer service abilities. Proficiency with work order and property management software Pysical ability to lift up to 50 lbs., climb ladders, and work in various weather conditions.
Working Conditions:
Full-time position with occasional evening/weekend/on-call hours required, especially during student move-in/move-out. Exposure to typical property maintenance hazards and the use of power tools and machinery.

$50,000.00 - $65,000.00 per year
