HRIM.POSITION SUMMARY
The Engineering Supervisor is responsible for the property's general condition regarding all electrical, carpentry, plumbing, mechanical, and painting aspects. Additional functions include completing maintenance request work orders on a timely basis and participating in the preventive maintenance program for all building equipment and units.
ESSENTIAL
FUNCTIONSSupervise maintenance team Serve as company representative with vendors, contractors, and temporary staffKnows various maintenance functions, including but not limited to plumbing, air conditioning, heating, general carpentry skills, appliance, electrical, painting, caulking, landscaping, and life safety issuesCoordinate, arrange, and supervise the completion of corrective and preventive maintenance by company safety procedures and integrate these into the daily plansInspect and test equipment and furnishings are maintained in a safe, operable conditionArrange replacement components or notify management of the need to replaceEvaluate long-term needs in relation to significant projects and property improvements and make recommendations to ManagementDevelop, implement, review, update, and improve equipment records in the maintenance management system, including entering work orders, entering existing and new equipment, organizing the hierarchy of the equipment, updating equipment changeouts, closing completed work orders, and creating and maintaining maintenance spare parts inventoryArrange or provide training for personnel regarding the safety and maintenance needs of the facilities Attend training programs relevant to the duties and responsibilities of this position as neededEnsure that high safety standards are developed, communicated, and met within the departmentOrganize, determine, lead, and coordinate projects from initiation to completion, including schedulingPossess knowledge of State, Local, and Federal housing laws, codes, policies, and systems regarding maintenanceMaintain a clean and safe environment; report unsafe conditions to the supervisor and recommend corrective actionPartner with external vendors, contractors, and other maintenance team members on special projectsConduct morning meetings with maintenance staff to ensure work productivity and accountabilityMaintain inventory across the River Garden portfolio to ensure materials, supplies, and equipment are available at all propertiesPerform monthly property safety inspectionsFloat between properties as neededAssist with State auditsPerform and oversee the preventative maintenance program and submit monthly completion reports to the Property ManagerProvide superior customer service and professionally represent the company at all timesConsistently maintain a professional, courteous attitude when dealing with residents, coworkers, and the general publicPerform other duties as assigned
QUALIFICATIONS
Required Skills/AbilitiesTwo years of experience as an Engineering Supervisor in the residential/apartment industry requiredHVAC certification preferredGeneral residential maintenance skills required are A/C, carpentry, plumbing, electrical, appliance repair, electronics, drywall installation, and finishingMust be able to lift, push, or pull 50 pounds at variable distances often This position involves climbing ladders at high levels for maintenance and exterior A/C repairsPhysical RequirementsRequires manual dexterity with normal hand/finger movement and coordinationAbility to occasionally lift, carry, position, or move objects weighing up to 125 pounds, including heavy loads of debris and 2-yard dumpstersAbility to walk for long periods, including climbing flights of stairs in various weather conditions"We dont just offer a jobwe offer a lifestyle!
