Job Description:
We are seeking a reliable, self-motivated individual to manage and maintain a smaller apartment community. This position combines traditional property management responsibilities with hands-on maintenance work. The ideal candidate is someone who takes pride in keeping the property running smoothly, provides excellent service to residents, and handles both administrative and maintenance duties with professionalism and efficiency.
Responsibilities:
Include the following. Other duties may be assigned. Property Management Oversee day-to-day operations of the community, ensuring a clean, safe, and well-maintained environment. Serve as the primary point of contact for residents — handle inquiries, complaints, lease renewals, and move-in/move-out coordination. Market and show available units, process applications, and execute lease agreements. Collect rent and enforce community rules and lease terms. Maintain accurate records of occupancy, maintenance requests, and financial transactions. Coordinate vendor services when needed and manage property expenses within budget. Conduct regular property inspections to ensure compliance with company standards and local regulations. Maintenance and Repairs Perform routine maintenance and minor repairs to apartment units, common areas, and building systems (plumbing, electrical, HVAC, appliances, carpentry, etc.). Handle service requests promptly and professionally. Prepare vacant units for new residents, including cleaning, painting, and basic repairs. Maintain grounds, including landscaping, snow removal, trash pickup, and general upkeep. Identify and address safety hazards or repair needs proactively. Oversee or assist with larger repair projects and coordinate contractors as needed.
Qualifications:
To perform the job successfully, an individual should demonstrate the following competencies: Previous experience in property management and general maintenance, or a related field is preferred. Basic computer skills (email, spreadsheets, property management software preferred) Proficiency in maintenance tasks, including plumbing, electrical, HVAC, and general repairs. Knowledge of safety procedures and guidelines. Strong problem-solving skills and attention to detail. Ability to work independently and as part of a team. Excellent communication and interpersonal skills. Availability for on-call duties as needed.
REQUIREMENTS
The Team Member is subject to schedule changes and/or overtime as required by the job and his/her supervisor. This may include working weekends, working after the course of normal business hours and at other times as required by the job. The employee is subject to these schedule changes on as little notice as 24 hours. Flexibility to work weekends, evenings, and holidays as required by leasing demands. Valid driver's license and reliable transportation.
