Position Overview:
We are seeking a motivated and skilled Lead Maintenance Technician to join our vibrant team! In this role, you will take the lead in ensuring that our properties are maintained to the highest standards. You will oversee the maintenance team, troubleshoot issues, and manage a wide variety of repairs and maintenance tasks. Key Responsibilities:
Lead the
Maintenance Team:
Manage and mentor a team of maintenance technicians, providing training and support to ensure high-quality work and professional growth.
Perform Repairs:
Execute plumbing, electrical, HVAC, and general maintenance tasks to keep our properties in excellent condition.
Preventative Maintenance:
Conduct routine inspections and preventative maintenance to minimize emergencies and enhance tenant satisfaction.
Communication:
Serve as the primary point of contact for team members, tenants, and property managers regarding maintenance issues and updates.
Documentation:
Maintain accurate records of work orders, repairs, and inventory to streamline operations and improve efficiency.
Engraving and Inventory Management:
Ensure all tools are engraved with the Harbor logo and properly tagged for accountability.
Additional Duties:
Complete other tasks as assigned by management to support overall property management operations.
What We're Looking For:
Experience:
A minimum of 3 years in maintenance, with supervisory experience preferred.
Skills:
Strong troubleshooting and problem-solving skills across various maintenance disciplines.
Communication:
Excellent verbal and written communication skills to effectively interact with team members and tenants.
Team Player:
A collaborative spirit with a positive attitude and the ability to inspire and motivate others.
Certifications:

Maintenance Responsibilities:
Manage Team:
Must be willing to train. Be the go-to person for the team to troubleshoot issues.
Engrave Harbor Logo:
Add tags on tools owned by Harbor. Handle Tasks as
Assigned:
Such as creating estimates.
Specific Maintenance Tasks:
Plumbing Repairs:
Fixing leaks, unclogging drains, replacing faucets or pipes, and repairing toilets or sinks.
Electrical Work:
Repairing or replacing light fixtures, outlets, switches, and performing minor electrical troubleshooting.
HVAC Maintenance:
Inspecting and repairing heating, ventilation, and air conditioning systems; changing filters; and monitoring climate control systems.
Appliance Repair:
Fixing or replacing broken appliances like stoves, refrigerators, dishwashers, and laundry units.
Painting and Drywall Repair:
Touching up or repainting walls, fixing damaged drywall, and handling cosmetic repairs in units or common areas.
Carpentry Work:
Repairing doors, windows, cabinets, and general woodwork; installing shelves, doors, or basic structural maintenance.
Locksmithing:
Changing locks, rekeying, repairing, or replacing door hardware for security reasons.
Groundskeeping:
Lawn care, landscaping, snow removal, and ensuring walkways and entrances are clear of debris and hazards.
General Repairs:
Fixing windows, doors, flooring, tiles, and addressing any other routine wear and tear that affects tenant safety or comfort.
Preventative Maintenance:
Conducting routine inspections of systems (plumbing, electrical, HVAC) and common areas to prevent breakdowns or emergency repairs.
Pest Control:
Addressing minor infestations or coordinating with pest control services for larger issues.
Roof and Gutter Maintenance:
Inspecting and repairing roof issues, cleaning, and maintaining gutters.
Emergency Repairs:
Responding to urgent issues like floods, gas leaks, or electrical hazards after hours when necessary.
Tracking Time & Documentation:
Keeping track of time accurately in work orders, including tracking time with professional labor line notes, receipts, parts, and supplies. If tenant charge-backs are applicable, include before, after, and/or cause photos as documentation.
Communication:
Communicating with tenants, the team, and possibly property owners to provide updates on the status of work orders and repairs.
Cost Approvals:
Notifying the property manager if a work order is expected to cost $500 or more before starting the work to get an estimate approved and sent to the owner and to receive necessary funds for the project.
Additional Tasks:
Completing other work as requested by the supervisor to support overall property management operations.
Vehicle Responsibilities:
If driving a company van, must follow safety protocols, as well as be responsible for filling up gas and ensuring vehicle maintenance is being tackled.
