Job Description

Oakland Park Communities is looking to add dedicated, reliable, and compassionate staff to join our team! We are currently accepting applications for the following position:
Full-Time Maintenance Director Position Summary:
As the Maintenance Director, you will be responsible to coordinate and oversee the maintenance department duties within the facility. You will perform maintenance duties and maintain neatness and function of facility building, equipment, and grounds. You will comply with federal and state laws and regulations as well as Company policies and procedures.
Summary of Responsibilities:
  • Following all Company policies and procedures
  • Oversee maintenance of community including but not limited to plumbing, electrical, HVAC, and kitchen systems.
  • Manage capital expenditures for special projects
  • Determine action to be taken for major repairs; undertakes identification and negotiation of rates to complete repair work from third-party vendors; makes recommendations to Administrator/Board regarding same.
  • Direct set-up and take down for community events.
  • Oversee Emergency Preparedness Program which includes management, staff education, drills, and attending the Emergency Coalition meetings.
  • Oversee the facility saftey committee.
  • Develop and maintains monthly/annual budget for maintenance department.
  • Maintain maintenance logs, fire drill logs, water temperature logs, and records of disaster drills.
  • Responsible for overseeing the preventative maintenance process.
  • Perform minor carpentry, flooring, painting, and maintenance functions if needed.
  • Communicate and interact with residents, families, and team members in a kind, respectful, and effective manner.
  • Deliver excellent customer service to residents, families, visitors, and vendors.
  • Attend and participate in team meetings including departmental meetings.
  • Satisfy and monitor education needs.
  • Ensure a comfortable and safe home environment exists at all times that fosters engagement, socialization, and purposeful living.
Qualifications:
  • High School diploma or Equivalent
  • Two years of education at a trade school or equivalent
  • Ability to read, speak, and communicate in a professional manner.
  • Must possess a strong mechanical aptitude.
  • Possess a driver's license and good driving record
  • Ability to work independently and follow multiple directions. Self-prioritizing and multi-tasking required.
  • General knowledge & direct experience in Plumbing, HVAC, Electrical, Carpentry and/or general building maintenance required.
  • Ability to lead and willingness to cooperate with management, staff, and residents/families.
  • Prior experience in a plant operation setting is favored. Prior nursing home experience a plus!
  • Willingness & ability to troubleshoot equipment/systems failures.
  • Ability to plan & coordinate implementation of small building/repair projects from start to finish while utilizing one's skills as much as possible with direct labor associated with such projects.
  • Must be willing to manage after hours emergencies and phone calls Must have the physical ability to perform tasks.
