May 19, 2026 Position Summary An employee in this classification performs a variety of unskilled and semi-skilled manual tasks in the upkeep of the Housing Authority properties and grounds. This requires general and preventative maintenance knowledge. Starting pay is $15.00 an hour, additional compensation will be considered for advanced knowledge of boilers, cooling towers, and advanced HVAC, plumbing, or electrical skills. Applicant must be able to work effectively with residents of the housing community and their guests. Major Duties and Responsibilities 1. Performs minor plumbing tasks such as changing faucet washers, stems, seats, etc. and repairing toilets by changing tank bulbs, overflow tubes, etc. Repairs plumbing fixtures and pipes such as toilets, sinks, drains, valves, and controls. 2. Performs repairs to drains, usually consisting of unplugging and freeing the line for use. 3. Dig holes, ditches or trenches to uncover leaks for pipe or valve repair, and/or for preparation for future work. 4. Performs minor electrical tasks such as resetting circuit breakers, changing plate covers on switches and outlets, replacing light bulbs, globes, etc. Repairs or replaces electrical switches, outlets, lighting fixtures, circuit breakers, fuses, etc. 5. Performs routine maintenance and repairs to buildings, furniture, and fixtures. 6. Performs floor tile patching installation by removing the old tile, scraping down the floor surface to remove old cement, applying cement or adhesive to the floor surface, and then applying the new tile properly. 7. Performs minor building and grounds maintenance and repairs through the use of such tools and equipment as common hand tools, wrenches, pipe cutters, drain augers, shovels, rakes, lawnmowers, snowblowers, caulking guns, trowels, etc. The employee uses a wide range of tools and equipment such as drills, hammers, pliers, electrical testers, hand and power saws, cutters, plungers, threaders, wire brushes, brooms, mops, hedge clippers, vacuum cleaners, etc. 8. Performs general cleaning chores in housing developments (i.e. common spaces) that include mopping floors, cleaning walls, emptying trash, cleaning windows, sweeping entryways, washing and waxing floor surfaces, walls, and ceilings, cleaning restrooms. 9. Carries away debris for deposit in dumpster bin. Clean debris out of vacant units and place noted items in resident storage. 10. Repairs burner controls and switches, and rewires electric ranges, and performs minor electrical work on refrigerators, garbage disposals, dishwashers, washers, and dryers, etc. 11. Repairs windows, doors, door frames, locks, and mailboxes. 12. Sweeps parking areas and maintains in clean condition. Maintenance of grounds by cleaning up debris etc. 13. Maintains all common areas, eliminates any obstacles to free passage, and makes certain that adequate lighting is provided at all times. 14. Performs cleaning, painting, stripping, waxing, buffing, vacuuming, duties in housing units when vacant, or by work order. 15. Mows lawns and prunes trees and shrubbery apply fertilizer and seed to maintain a neat and healthy appearance. 16. Performs a wide range of building repairs and maintenance functions, calling for frequent physical exertion. Lifts, loads and unloads heavy objects, such as stoves and refrigerators into and out of trucks. 17. Clean up spills, vomit, and other human waste or accidents as required. 18. Assist office staff of Technical Services & Maintenance Department, whenever needed. 19. Performs pager duty as assigned on a regular and rotating basis. 20. Performs office duties as assigned. 21. Assist with preventive maintenance schedule as assigned. 22. Performs other related duties as required. 24. Be available to occasionally work extra hours and work late without notice. Required Knowledge and Abilities 1. Knowledge of practices, methods, materials, tools, and equipment used in buildings and grounds maintenance. 2. Basic understanding of heating, cooling, plumbing, carpentry, and electricity. 3. Knowledge of cleaning procedures, materials, and equipment used for custodial tasks. 4. Knowledge of occupational hazards and safety precautions of the work. 5. Ability to use the tools and equipment necessary to perform the maintenance and repairs tasks as outlined above. 6. Ability to perform basic maintenance and repairs of buildings, grounds, and equipment. 7. Ability to understand and follow written and oral instructions. 8. Ability to perform minor heating, plumbing, and boiler repairs. 9. Ability to establish and maintain effective working relationships with coworkers, contractors, and residents. Physical Requirements 1. Ability to lift or handle a variety of appliances and items including sinks, countertops, fan motors, etc.; ability to handle ranges and refrigerators using appliance hand trucks. 2. Ability to handle and work with mops, brooms, buckets, vacuum cleaners, and other cleaning materials and equipment. 3. Ability to operate a variety of power and hand tools used in carpentry, electrical, and plumbing trades. 4. Ability to kneel, crawl, stoop, and crouch to work in tight or cramped spaces such as attics and crawl spaces; ability to work in these positions for extended periods. 5. Ability to work in wet, damp, hot, cold, or dusty conditions for extended periods. 6. Ability to work while standing or stooping for extended periods. 7. Ability to climb a ladder to gain access to work areas. 8. Ability to do manual work such as digging, shoveling, and sanding. 9. Ability to lift/move objects such as tables, chairs, computer terminals, etc. to facilitate thorough cleaning. 10. Ability to lift a minimum of 50 pounds on a routine and occasionally regular basis. Education and Experience Ability to read instructions and follow oral instructions for work schedules to perform. One-year previous grounds\building maintenance experience is highly desirable. High school graduate or GED equivalent is preferred. Special Requirements 1. Possession of a valid driver's license; ability to operate a truck or a van. 2. Able to be covered under the Authority's fidelity bond and insurance policy. 3. Must pass a pre-employment drug screen. 4. Pre-Employment Physical Essential Job Functions 1. Drive company vehicles 2.
