Housing MS Wanted:
The Maintenance Supervisor is responsible for overseeing the day-to-day maintenance operations of a student housing community. This role ensures the property is maintained in a safe, clean, and market-ready condition while delivering exceptional customer service to residents. The Maintenance Supervisor manages maintenance staff, coordinates repairs and preventative maintenance, ensures compliance with safety standards, and supports occupancy and resident satisfaction goals. Key ResponsibilitiesProperty Maintenance & Operations Oversee all maintenance operations for the student housing community, including apartments, common areas, amenities, and exterior grounds. Ensure service requests are completed accurately and in a timely manner. Perform and supervise repairs related to HVAC, plumbing, electrical, appliances, carpentry, drywall, and painting. Conduct preventative maintenance programs to maintain asset quality and reduce long-term repair costs. Coordinate apartment turns and ensure units are move-in ready for new residents. Maintain pool, fitness center, clubhouse, and other community amenities. Team Leadership Supervise, train, schedule, and support maintenance technicians and vendors. Assign daily work orders and prioritize emergency maintenance issues. Foster a positive, accountable, and team-oriented work environment. Participate in hiring, performance evaluations, and employee development. Resident Experience Deliver excellent customer service to residents and respond professionally to maintenance concerns. Maintain strong communication with the management team regarding property needs and resident issues. Support resident retention through quality maintenance service and timely follow-up. Compliance & Safety Ensure compliance with company policies, OSHA standards, Fair Housing regulations, and local building codes. Maintain proper inventory of tools, equipment, and supplies. Participate in emergency on-call rotation and respond to after-hours maintenance emergencies as needed. Conduct routine property inspections and identify safety hazards or maintenance concerns. Budget & Vendor Management Assist with managing maintenance budgets and controlling expenses. Coordinate with third-party contractors and vendors as necessary. Track invoices, purchase orders, and maintenance-related expenses. Qualifications High school diploma or equivalent required; technical certification preferred. 3+ years of apartment maintenance experience required; student housing experience preferred. Prior supervisory or leadership experience preferred. Strong knowledge of HVAC, plumbing, electrical, appliance repair, and general maintenance. EPA Certification required or ability to obtain within designated timeframe. CPO certification preferred. Ability to lift up to 50 pounds and work indoors/outdoors in varying weather conditions. Strong organizational, communication, and problem-solving skills. Valid driver's license and reliable transportation required. Schedule & Availability Full-time position with some evenings, weekends, and on-call responsibilities required. Availability during peak turn season and student move-in periods is essential. Preferred Skills Experience with property management software systems. Ability to work in a fast-paced student housing environment. Strong attention to detail and sense of urgency. Pay:
$50,000.00 - $60,000.00 per year
