Minimum Qualifications for
Apartment Maintenance Technician:
BASIC PURPOSE
This position is responsible for ensuring the property, grounds, and equipment are safe, orderly, and visibly appealing.
ESSENTIAL FUNCTIONS
Oversee the coordination of building space allocation, layout planning, communication services, and facility expansion projects. Respond to service requests with urgency, ensuring timely resolution and maintaining high service standards. Develop and manage budgets and schedules for facility modifications, including cost estimations. Inspect construction and installation progress to ensure compliance with plans and quality standards. Lead and motivate a team to deliver exceptional customer service and high-quality repairs promptly. Perform various tasks such as building repairs, snow removal, and groundskeeping to ensure a clean and well maintained living environment for residents. Manage inventory and maintain an organized, clean maintenance shop. Ensure the proper upkeep and operation of equipment. Assist the property manager in hiring and developing team members and provide ongoing training and support. Document the replacement of appliances, carpets, vinyl, water heaters, condensers, and other major components in all units. Track system repairs, apartment painting (both full and touch-up), refrigerator coil cleaning, and other significant maintenance tasks. Execute emergency repairs as needed to prevent damage or deterioration and fulfill a rotating on-call schedule.

QUALIFICATIONS AND EDUCATION FOR APARTMENT MAINTENANCE TECHNICIAN
High school diploma or related Vocational Training and/or equivalent work experience 1-year experience in similar field required HVAC Certification
PHYSICAL DEMANDS FOR APARTMENT MAINTENANCE TECHNICIAN
This position requires frequent standing walking and climbing with occasionally bending over or reaching overhead. Pulling, lifting, or carrying up to or over 50 pounds. Work is regularly performed in a combination of office, shop and outdoor environments and is regularly exposed to dust, odors, oil, fumes, noise and extreme temperatures.
