Job Description
Maintenance Supervisor Overview The Walk Starkville is seeking an experienced, dependable, and hands-on Maintenance Supervisor to lead our apartment maintenance team. This leadership role is responsible for overseeing the daily maintenance operations of our student housing community, ensuring the property remains safe, clean, and well-maintained while delivering exceptional customer service to our residents. The ideal candidate has strong technical knowledge of apartment maintenance systems, enjoys leading a team, and takes pride in maintaining a high-quality living environment. This position supervises maintenance staff, coordinates vendors, manages preventative maintenance programs, and ensures all work orders and apartment turns are completed efficiently and to company standards. Responsibilities Supervise and coordinate the daily activities of the maintenance team. Assign, monitor, and ensure timely completion of resident work orders and preventative maintenance tasks. Oversee apartment turns (make-readies) to ensure units are move-in ready by scheduled deadlines. Perform and oversee repairs involving HVAC, plumbing, electrical, appliances, drywall, painting, carpentry, and general building maintenance. Conduct regular inspections of buildings, common areas, amenities, and grounds to identify maintenance needs. Develop and implement preventative maintenance schedules to reduce equipment failures and extend asset life. Coordinate with outside vendors and contractors while ensuring quality workmanship and timely completion of projects. Maintain inventory of maintenance supplies, tools, and equipment while managing maintenance expenses. Ensure compliance with OSHA regulations, company policies, and all applicable local, state, and federal safety standards. Respond to after-hours emergency maintenance calls as part of an on-call rotation. Maintain accurate maintenance records, work orders, and inspections using property management software. Provide leadership, coaching, training, and performance feedback to maintenance technicians and grounds staff. Work closely with the Property Manager and Leasing Team to prioritize maintenance needs and deliver an exceptional resident experience. Qualifications Minimum of 3 years of multifamily apartment maintenance experience required. Previous supervisory or team leadership experience preferred. EPA Certification required (Universal Certification preferred). HVAC certification and troubleshooting experience strongly preferred.
Working knowledge of:
HVAC systems Plumbing Electrical systems Appliance repair Drywall and painting Carpentry Pool equipment (preferred) Experience using property management software such as Entrata, Yardi, AppFolio, or similar systems is preferred. Strong troubleshooting, organizational, and problem-solving skills. Excellent communication and customer service abilities. Valid driver's license and reliable transportation required. $60,000.00 - $70,000.00 per year
