As our newest maintenance supervisor, your direct interaction with residents and vendors will place you as one of company's on-site representatives. The role of maintenance lead holds the responsibility of being able to provide highly skilled and specialized HVAC work, organize, coordinate, and manage the overall maintenance program of community, and cost-effective inventory control of the property.
Essential Functions:
As a maintenance lead with Sandhurst, you will: Manage work orders, supplies and unit turn schedules with management Maintain and replace HVAC systems Diagnose electrical, plumbing and appliance systems and repair Maintain the pool to meet Wake County standards for chemicals and safety Properly manage your time and resources for maintenance functions Oversee and perform all on-site maintenance responsibilities Implement a quality make-ready program to make available apartments ready for move-in Assist in the achievement of the community's annual budget plan by controlling expenses Maintain physical condition and appearance of the community, interiors and exteriors Maintain cleanliness of work spaces and ensure proper protection of company equipment Effectively communicate and plan with management any issues outside normal work scope Participate in an ongoing community maintenance and improvement plan Administer program to follow-up on service requests to ensure quality and completion Perform other responsibilities falling under the maintenance lead role as directed
Qualifications:
To join Sandhurst as a maintenance lead, you'll need to: Have a high school diploma or equivalent (technical school preferred) Be HVAC certified, with a strong understanding of repairing R-22, R410A and R-32 systems that vary in age and condition Possess a strong background in appliance diagnostics and repairs for all kitchen appliances Hold a national and Wake County CPO certification Have effective verbal communication skills to communicate with vendors and residents Possess extensive knowledge of all aspects of maintenance repair and service, including, but not limited to, plumbing, carpentry, appliance repair, and electrical Have multiple year's experience in maintenance (apartment maintenance preferred) Be able to work weekends, after hours, and/or holidays including on-call rotations Sandhurst Apartment Management provides equal employment opportunities to all employees and applicants for employment without regard to race, color, religion, sex, national origin, age, disability status, protected veteran status, genetics or any other characteristic protected by federal, state, or local law.
