Essential Duties and Responsibilities:
Oversee daily field operations and performance of maintenance technicians, inspectors, janitorial staff, and make-ready personnel across multiple communities. Manage routine, preventative, and emergency maintenance activities, ensuring timely completion and high-quality workmanship. Coordinate staffing, scheduling, workload distribution, and materials procurement. Review work order trends, inspection reports, and property conditions to identify operational priorities. Forecast labor and resource needs to meet service levels, budgets, and operational goals. Conduct field inspections and quality control walkthroughs to verify completed work and ensure consistency. Oversee apartment turnovers and make-ready activities to meet occupancy deadlines. Manage preventative maintenance programs for building systems and common areas. Ensure properties remain inspection-ready and compliant with NSPIRE, HQS, and other applicable standards. Supervise after-hours emergency response and on-call operations. Maintain accurate documentation, reporting, and photo records in Yardi and related platforms. Conduct employee coaching, performance reviews, timekeeping oversight, and disciplinary actions as needed. Track and safeguard company vehicles, tools, equipment, and materials. Ensure compliance with OSHA safety standards and company policies. Communicate effectively with property managers, residents, subcontractors, and company leadership. Manage punch lists, special projects, and project closeouts. Perform other duties as assigned.Education and Experience:
10+ years of experience in maintenance management, construction supervision, or multifamily operations. Strong working knowledge of plumbing, electrical, HVAC, carpentry, drywall, painting, and general building systems. Experience managing teams in multifamily, affordable housing, or property maintenance environments. Knowledge of preventive maintenance, unit turns, janitorial and grounds operations, and emergency maintenance. Familiarity with NSPIRE and HQS standards is preferred, or must be obtainable within a reasonable period of time. Strong leadership, organizational, and communication skills. Proficiency in Microsoft Word, Excel, Outlook, and maintenance management software. Experience with Yardi Voyager or similar systems strongly preferred. OSHA 30 certification (or willingness to obtain) preferred. Valid driver's license and reliable transportation. Background check and drug screening required.Physical Demands:
Employee is frequently required to travel to various properties to oversee maintenance projects within the City of Charlotte, NC. Daily movements include sitting; standing; reaching; bending; kneeling; and climbing ladders; operating computers and other office equipment; moving about the properties; and attending on-site meetings and off-site meetings. Employee must be able to exchange information in person, in writing, and via telephone. Employee must occasionally transport up to 50 pounds.Work Environment:
The employee works indoor and outdoor and is frequently exposed to weather extremes. The employee may occasionally be subjected to fumes, airborne particles, toxic or caustic chemicals (e.g., cleaning solutions, solvents, insecticides), and skin irritants. The employee may be required to use goggles, gloves, masks, lumbar support belts, safety boots, and other personal protective equipment. The noise level in the work environment is usually moderate. Employees must have access to 24 hour reliable phone & internet service. Employees must also have reliable transportation to and from work, as well as, to get to and from multiple work locations based on business needs and assignments. Employee is responsible for providing own basic hand tools. Position may require employees to work overtime, nights and weekends when needed or in the case of an emergency. All employees must be authorized to work in the United States.
