Job Description
Schedule:
Monday - Friday from 8:30am - 5:00pm; Emergency Call-back is required and likely. Oversees the repair and maintenance of Authority buildings and grounds; reviews the work of crews to ensure assignments are properly completed on a timely basis an in accordance with Housing Operations guidelines. Supervise maintenance staff; participates in interviews, makes hiring recommendations for maintenance staff, train staff, assign work and monitor's progress; addresses personnel issues in consultation with Property Management and Human Resources; develops employees' skills and encourages growth and development, provides informal feedback regularly (verbal and written) and formal feedback to staff through the DHA Performance Evaluation System. Generates work orders in response to requests for repairs from residents; closes out work orders in accordance with established procedures. Completes assigned non-emergency work orders within 30 days; completes assigned emergency work orders within 24 hours; completes cyclical work orders in a timely manner. Completes vacant unit turnarounds within 14 calendar days of assignment, ensuring ready units pass initial inspection. Conducts preventative maintenance in accordance with the Preventative Maintenance Plan. Assist in the development, coordination, and facilitation of the emergency call-back program. Uses the most cost efficient and effective method for completing work assignments. Completes all required paperwork accurately and in a timely manner. Responds to after-hours emergency calls. Repairs broken and malfunctioning furniture, doors, window cords and sashes, Venetian blinds, screens, locks, glass panes, and other types of equipment; and makes and installs window frames and sashes, screens, trim doors, flooring, siding, sheathing, stairs, railings, porches, cabinets, and simple furniture. Erects simple forms, mixes cement and aggregates, pours, and does the finishing work involved in concrete structures. Repairs damaged plastered walls and ceilings. Repairs and constructs simple wooden structures. Paint interior and exterior to various surfaces. Troubleshoots malfunctions and makes emergency and permanent repairs. Removes stoppages from piping and toilet, sink, and other facilities. Replaces washers and gaskets and makes general service repairs. Installs and repairs all plumber features. Does general, sheet metal work involved in repairing roofs, drain boards and rainspouts. Makes emergency electrical repairs, and trouble shoots malfunctions and breakdowns; and inspects work in progress and completed work for defects, fire hazards, or other unsafe conditions. Repairs and replaces light bulbs, fuses, wall plates, fixture cords, switches, bells, buzzers, outlets, and electrical wiring; uses soldering equipment; and makes splices. Change lubricants, refuels, and does light maintenance work on equipment and vehicles. Knowledge, Skills and Abilities General knowledge of the Durham Housing Authority's policies and procedures General knowledge of the physical layout of the site properties General knowledge of safety rules, including accident causation and prevention; thorough knowledge of occupational hazards and appropriate safety precautions on a work site Knowledge of general maintenance, plumbing, electrical repairs, carpentry repairs, and the proper installation of household appliances Education and Experience High School diploma or GED and five (5) years of building or apartment maintenance experience including installation of appliances, basic electrical, HVAC & plumbing diagnostics/repairs; two (2) years of supervisory experience in a maintenance including budgetary responsibilities, coordination of staff assignments, productivity standards and scheduling . A combination of education and experience may be acceptable. Must possess a valid NC State issued driver's license and be insurable under the Authority's plan.Similar jobs in Durham, NC
