Maintenance Manager

Job Overview We are seeking an experienced and reliable Maintenance Manager to oversee maintenance operations across a portfolio of 300+ residential units. This role is responsible for leading maintenance staff, coordinating repairs and preventative maintenance, ensuring property standards are maintained, and responding to maintenance emergencies as needed. The ideal candidate is highly organized, hands-on, and experienced in multifamily property maintenance management. Experience with AppFolio property management software is preferred. Responsibilities Oversee daily maintenance operations for a portfolio of 300+ units Supervise and coordinate maintenance technicians and vendors Ensure timely completion of work orders, unit turns, and preventative maintenance Maintain compliance with safety standards and company policies Troubleshoot HVAC, plumbing, electrical, appliance, and general repair issues Manage inventory, maintenance supplies, and vendor relationships Assist with budgeting and cost control for maintenance operations Participate in a rotating on-call schedule for after-hours emergencies Maintain accurate maintenance records and updates within AppFolio Qualifications Previous experience managing maintenance operations for 300+ multifamily units required Strong leadership and team management skills Knowledge of HVAC, plumbing, electrical, carpentry, and general building systems Ability to prioritize and manage multiple projects efficiently Experience with AppFolio preferred Valid driver's license and reliable transportation EPA and/or HVAC certifications are a plus Schedule Approximately 55 hours per week Rotating on-call schedule required

Pay:

$30.00 - $40.00 per hour
