Maintenance Supervisor Location:
Pembroke, North Carolina Position Summary The Maintenance Supervisor is responsible for overseeing all maintenance operations for a multifamily apartment community. This role leads the onsite maintenance team, ensures the property is maintained to high standards, coordinates repairs and preventive maintenance, and supports the overall resident experience through timely and professional service. The ideal candidate is hands-on, organized, knowledgeable in apartment maintenance systems, and capable of leading daily operations while maintaining a strong customer service mindset. Key Responsibilities Supervise and coordinate daily maintenance operations for the apartment community. Assign and monitor completion of work orders, service requests, and unit turns. Perform and oversee maintenance tasks including HVAC, plumbing, electrical, appliance repair, carpentry, painting, and general repairs. Ensure vacant apartments are prepared for move-in on schedule and meet company standards. Maintain common areas, amenities, building systems, and curb appeal. Develop and manage preventive maintenance programs for equipment and building systems. Coordinate with outside vendors and contractors as needed. Maintain inventory of maintenance supplies, tools, and equipment. Ensure compliance with OSHA standards, safety procedures, and local building codes. Participate in the on-call rotation and respond to after-hours emergencies when necessary. Train, mentor, and support maintenance team members. Communicate effectively with residents and onsite management regarding maintenance issues and project timelines. Qualifications Previous apartment maintenance experience required. Prior supervisory or lead maintenance experience preferred.
Strong working knowledge of:
HVAC systems Plumbing Electrical Appliance repair Carpentry and general building maintenance HVAC Certification preferred (EPA Universal strongly preferred). Ability to troubleshoot and resolve maintenance issues efficiently. Strong organizational and leadership skills. Ability to prioritize multiple projects in a fast-paced environment. Reliable transportation and valid driver's license preferred. Ability to lift up to 50 lbs and perform physical tasks daily. Strong customer service and communication skills. Participar en guardias para emergencias fuera del horario laboral. Capacitar y apoyar al equipo de mantenimiento. Comunicarse eficazmente con residentes y administración sobre reparaciones y proyectos. Calificaciones Experiencia previa en mantenimiento de apartamentos requerida. Experiencia supervisando personal de mantenimiento preferida. Conocimientos sólidos en: HVAC Plomería Electricidad Reparación de electrodomésticos Carpintería y mantenimiento general Certificación HVAC preferida (EPA Universal altamente recomendada). Capacidad para diagnosticar y resolver problemas de mantenimiento eficientemente. Buenas habilidades organizativas y de liderazgo. Capacidad para manejar múltiples prioridades en un ambiente dinámico. Transporte confiable y licencia de conducir preferida. Capacidad de levantar hasta 50 lbs y realizar trabajo físico diariamente. Excelentes habilidades de servicio al cliente y comunicación. Compensación y Beneficios Salario competitivo según experiencia y certificaciones.
