This is a key role in supporting our military family residents by preserving the maintenance and quality of the homes our service men and women deserve. The Maintenance Director is responsible for leading and overseeing all maintenance operations within the assigned community. This position ensures efficient service delivery, cost control, regulatory compliance, and the preservation of physical assets. This is a full-time management position, primarily working Monday through Friday, with some afterhours and weekends as required by the Director of Property Management.
JOB DUTIES
Direct and oversee daily maintenance operations and minor construction or capital improvement support Ensure timely and quality completion of all maintenance activities Identify operational needs, forecast resource requirements, and coordinate workload accordingly Implement and maintain preventative maintenance programs in accordance with company standards Conduct regular inspections of completed and in-progress work to ensure quality and compliance Monitor site conditions, safety practices, and adherence to scope of work Identify deficiencies and ensure corrective action is taken in a timely manner Establish clear expectations and hold team members accountable to company standards Provide coaching, feedback, and performance evaluations Identify training needs and support development of maintenance staff Solicit proposals and coordinate services with vendors and contractors as approved by management Review scopes of work and ensure services are performed as contracted Verify contractor compliance, including insurance, permits, and licensing requirements Maintain professional working relationships with vendors and service providers Monitor and control maintenance-related expenses in accordance with approved budgets Review and approve invoices for accuracy and completeness Identify opportunities to improve cost efficiency while maintaining quality standards Oversee parts and supply inventory to ensure availability and cost control Maintain inventory systems and procedures in alignment with budgetary guidelines Track and manage maintenance performance indicators, including work order and unit turn completion timelines, and preventative maintenance completion Support capital improvement projects by providing input on scope, scheduling, and execution Coordinate with internal teams and contractors to ensure smooth project integration with ongoing operations Ensure compliance with all company policies, safety standards, and applicable local, state, and federal regulations Maintain required records, including EPA and other regulatory documentation Enforce safety and liability guidelines Support a high level of customer service in all maintenance interactions Respond to escalated maintenance concerns as needed Participate in community initiatives and activities as required Participate in staff meetings and safety meetings Perform other duties as assigned within the scope of the role
EXPERIENCE / QUALIFICATIONS
High School diploma or G.E.D. equivalent required. Valid driver's license, acceptable motor vehicle record, and reliable transportation required. Prior supervisory experience in a management position required. Minimum three years' experience in the property management industry required. Must have exemplary organization and communication skills to be successful in this role. Must have a thorough knowledge of key services including HVAC, electrical systems, appliances, plumbing, carpentry, roofing and general maintenance.
