(BBM) is seeking a highly experienced and professional Specialty Cleaning & Maintenance Lead Technician to oversee and perform specialty cleaning and maintenance services throughout New York City and New Jersey. The Lead Technician will be responsible for operating specialized cleaning equipment, supervising field personnel, maintaining high-quality service standards, completing job documentation, and serving as the primary on-site representative of BBM. Services Performed Carpet cleaning Upholstery and sofa cleaning Fabric partition cleaning Area rug cleaning Hallway carpet maintenance Floor stripping and waxing Tile and grout cleaning Power washing Trash chute cleaning and sanitization Compactor room cleaning Dryer vent cleaning Window cleaning and glass restoration Marble and stone floor polishing High-dusting and ceiling cleaning Disinfection and sanitization services Common area deep cleaning Post-construction cleaning Emergency water extraction and drying support PDF printable service reports and digital job documentation Responsibilities Supervise and lead teams of 1-3 technicians on daily assignments Conduct site walkthroughs with property managers, resident managers, and building staff Operate truck-mounted and portable carpet extraction equipment Operate commercial power washing equipment Perform trash chute cleaning and sanitization services Complete all pre-service and post-service documentation accurately Prepare digital job documentation, photos, and printable service reports Train and mentor newly hired technicians Maintain company equipment, tools, chemicals, and service vehicles Manage chemical inventory and operational supplies Ensure all work is performed safely and in accordance with BBM standards and procedures Maintain a professional appearance and communicate clearly with clients and building staff Requirements Minimum of 3 years of commercial cleaning, specialty cleaning, or restoration experience Experience operating carpet extraction equipment Experience operating power washing equipment Valid driver's license required Ability to lift up to 75 pounds Comfortable working in mechanical rooms, rooftops, basements, compactor rooms, and multifamily residential buildings Strong communication skills and professional customer-service attitude Bilingual Spanish-speaking candidates preferred Preferred Certifications IICRC Carpet Cleaning Technician (CCT) IICRC Water Restoration Technician (WRT) OSHA 30 Certification Lift Certification All certifications are preferred but not required. BBM is willing to train the right candidate who has strong field experience, a professional attitude, and the ability to lead a crew. The ideal candidate is reliable, organized, hands-on, and comfortable taking responsibility for job quality from start to finish. This person should be able to lead technicians in the field, communicate professionally with clients, protect building areas during service, and ensure each job is completed properly, safely, and to BBM standards.
