$65k Summary The Assistant Maintenance Manager supports the Maintenance Manager in overseeing daily maintenance operations at a residential or multifamily property. This role helps coordinate work orders, supervise maintenance staff, perform hands-on repairs, and ensure preventative maintenance programs are followed. The Assistant Maintenance Manager plays a key role in maintaining building safety, operational efficiency, and a positive resident experience.Primary Job Responsibilities:
Assist the Maintenance Manager with day-to-day maintenance operations Help assign, track, and complete work orders and service requests Perform hands-on maintenance and repairs, including: Plumbing, electrical, HVAC, and general carpentry Apartment turns and common area maintenance Support preventative maintenance programs for building systems and equipment Conduct routine inspections of apartments, common areas, and mechanical rooms Assist with vendor coordination, including access, oversight, and quality checks Monitor maintenance supplies, tools, and parts; report inventory needs Help ensure compliance with safety regulations, policies, and local codes Respond to maintenance emergencies and participate in on-call rotation Assist with training and mentoring maintenance technicians Communicate maintenance updates to management and residents as needed Maintain accurate documentation and work order records Support capital projects, renovations, and property improvement initiativesRequirements:
2+ years of residential or multifamily maintenance experience Working knowledge of HVAC, plumbing, electrical, and general building systems Ability to troubleshoot and perform routine and emergency repairs Strong organizational and time-management skills Comfortable using work order systems and basic computer applications Ability to work flexible hours, including evenings, weekends, and on-call shifts Strong communication and customer service skills Valid driver's license; EPA certification preferred or willingness to obtain Benefits Full-time employees (defined as working 30 or more hours per week) are eligible for medical, dental, vision and other ancillary benefits.
