  • Full-time About the Role We are seeking an experienced and hands-on Maintenance Manager to oversee all maintenance operations for a 200+ unit garden-style apartment community in Hamiltion Township, NJ currently undergoing an extensive renovation and modernization project.
This is a pivotal leadership role responsible for rebuilding and developing the maintenance team, ensuring top-quality maintenance service, and managing major capital improvements. The ideal candidate is a strong leader, highly skilled in all areas of property maintenance, and experienced in project management, renovation coordination, and team development. Responsibilities Lead, train, and rebuild a high-performing maintenance and grounds team. Oversee day-to-day maintenance operations, including service requests, preventative maintenance, and unit turnovers. Manage and coordinate ongoing renovation and capital improvement projects with contractors and vendors. Schedule, inspect, and ensure quality control for all maintenance and construction work. Maintain, repair, and replace systems including HVAC, plumbing, electrical, carpentry, and appliances. Develop and manage the maintenance budget, inventory, and purchasing of supplies. Ensure compliance with safety regulations, codes, and company policies. Partner with property management to enhance curb appeal and resident satisfaction. Participate in the on-call rotation and respond to after-hours emergencies. Qualifications Minimum 5 years of maintenance experience, with 2+ years in a supervisory or management role in multifamily housing or a similar setting. Strong technical proficiency in HVAC, plumbing, electrical, carpentry, and appliance repair. Experience managing or coordinating large-scale renovation or capital projects strongly preferred. Proven success in building, training, and leading a maintenance team. EPA Universal Certification and HVAC certification preferred. CPO (Certified Pool Operator) certification a plus. Strong organizational, communication, and problem-solving skills. Ability to multitask and meet deadlines in a fast-paced environment. Valid driver's license and reliable transportation required.
