Tenants Full Job Description Position Overview:

We are seeking a reliable, hands-on Building Superintendent to oversee the daily operations of a 275-unit residential property. This individual will serve as the face of the community, ensuring a high standard of maintenance, cleanliness, and resident satisfaction. The ideal candidate is proactive, detail-oriented, and committed to delivering excellent service.

Key Responsibilities:

Serve as the primary on-site representative and face of the community Oversee day-to-day building operations, ensuring the property is clean, safe, and well-maintained Perform routine inspections of common areas, mechanical systems, and building infrastructure Coordinate and perform general maintenance and repairs (plumbing, electrical, HVAC, etc.) Respond promptly to resident maintenance requests and emergencies Supervise and coordinate with outside contractors and service providers Maintain building systems, including heating, cooling, plumbing, and electrical Ensure compliance with all safety regulations and local building codes Manage waste disposal, recycling programs, and overall building cleanliness Assist with move-ins, move-outs, and apartment turnovers as needed Keep accurate records of maintenance activities and building operations

Qualifications:

Prior experience as a superintendent or in building maintenance preferred Strong knowledge of building systems (HVAC, plumbing, electrical) Excellent problem-solving and communication skills Ability to prioritize tasks and respond to emergencies efficiently Professional, customer-service-oriented demeanor Must be dependable, organized, and detail-oriented

Licenses & Certifications:

Must possess or be able to obtain a Black Seal Boiler Operator License Must possess or be able to obtain a

Fire Safety Manager Certification Physical Requirements:

Ability to lift heavy objects and perform manual labor Ability to stand, walk, and climb stairs for extended periods

Schedule:

Full-time position, with availability for on-call emergencies as needed

Pay:

$60,000.00 - $100,000.00 per year
