Superintendent

Garden Communities is seeking a dependable and experienced Superintendent to oversee the day-to-day maintenance and overall upkeep of a residential property located in New Providence, New Jersey. This role is ideal for a hands-on professional who takes pride in maintaining a safe, clean, and well-run community and can work independently while responding to the needs of the property. The ideal candidate will have prior building maintenance or superintendent experience, strong HVAC and general repair skills, and a proactive approach to property operations.

Responsibilities:

Perform general maintenance and repairs throughout the property Complete service requests and work orders in a timely manner Maintain the cleanliness, appearance, and curb appeal of the building and grounds Conduct routine inspections and identify maintenance needs Prepare apartments for new occupancy, including turnover work Coordinate with outside vendors and contractors when needed Respond to maintenance emergencies and support on-call needs Assist with the overall daily operation of the property

Qualifications:

Prior superintendent, maintenance, or building operations experience preferred Must have HVAC experience EPA License required Working knowledge of plumbing, electrical, painting, and carpentry Ability to troubleshoot issues and handle repairs independently Strong work ethic, reliability, and attention to detail Professional and respectful communication skills Valid driver's license required

Compensation & Schedule:
