Building Superintendent

Job Summary We are seeking a proactive and versatile Building Superintendent to serve as a key person for our property management. You will be responsible for the day-to-day maintenance, repairs, and safety of one of our residential/commercial buildings. The ideal candidate ensures all building systems (HVAC, plumbing, electrical) function efficiently, maintains high standards of cleanliness in common areas, and acts as the primary point of contact for tenant concerns.

Responsibilities Maintenance & Repairs:

Perform regular inspections and minor repairs (plumbing, electrical, carpentry, painting, drywall) to prevent major issues.

System Oversight:

Monitor and maintain HVAC, boiler, elevator, and fire safety systems, coordinating with specialized contractors when necessary.

Tenant Relations:

Respond promptly to tenant work orders, inquiries, and complaints in a professional manner.

Janitorial Supervision:

Supervise cleaning staff or personally maintain common areas, including lobbies, hallways, laundry rooms, and trash disposal areas.

Safety & Compliance:

Ensure compliance with local building codes, health, and safety regulations (OSHA, fire safety).

Vendor Management:

Manage, supervise, and coordinate on-site vendors, including landscapers, exterminators, and waste removal services.

Emergency Response:

Provide 24/7 (or after-hours) coverage for building emergencies such as leaks, power outages, or lockouts.

Administrative Tasks:

Keep accurate, detailed records of maintenance work, inventory, and expenditures; assist in budgeting.

Unit Turnover:

Prepare vacant apartments for new tenants, including cleaning, painting, and minor repairs.

Skills Experience:

Minimum 2-4 years of experience in building maintenance, facilities management, or a related trade.

Technical Skills:

Hands-on knowledge of plumbing, electrical, HVAC, and mechanical systems.

Communication:

Good verbal and written communication skills for interacting with tenants, contractors, and owners.

Problem-Solving:

Ability to handle emergencies calmly and effectively under pressure.

Organization:

Good organizational skills with the ability to manage multiple tasks and maintenance schedules.

Physical Stamina:

Ability to lift heavy objects (50+ lbs), climb ladders, and work in various weather conditions.

Technology:

Basic computer skills for email, work orders, and digital maintenance logs.

Licensure:

Valid driver's license. Fluency in English ; additional language skills are advantageous in diverse work settings. Pay:

$45,000.00 - $50,000.00 per year
