This role is responsible for overseeing the daily operations of the maintenance department, ensuring the property remains safe, fully operational, and well-maintained while delivering exceptional service to residents. The ideal candidate is a strong technical leader who enjoys solving problems, developing teams, improving property performance, and taking ownership of the physical condition of a community. This position requires participation in snow removal operations, including operation of company-provided plows and salting equipment during winter weather events.

What You'll Do Lead Maintenance Operations Oversee the daily operations of the maintenance department Supervise, train, coach, and develop maintenance team members Assign and prioritize service requests, preventative maintenance activities, and property projects Ensure maintenance operations align with company standards, policies, and safety requirements Assist in coordinating property preparedness during weather-related events, including snow and ice management activities Support winter operations to ensure roads, parking areas, walkways, and common areas remain safe and accessible Maintain Building Systems & Property Standards Oversee the maintenance, repair, and functionality of: HVAC systems Plumbing systems Electrical systems Appliances Mechanical equipment Common area infrastructure Additional responsibilities include: Conducting routine property inspections Identifying maintenance concerns proactively Maintaining amenity spaces and common areas Ensuring the property remains safe, clean, and visually appealing Resident Service & Work Order Management Ensure timely and professional response to resident maintenance requests Monitor work order completion timelines and quality standards Support resolution of escalated maintenance concerns Foster a customer-service-oriented maintenance culture Preventative Maintenance & Unit Turnovers Develop and oversee preventative maintenance programs Manage apartment turnover preparation, inspections, repairs, and move-in readiness Ensure vacant units meet company standards and occupancy timelines Vendor & Contractor Oversight Coordinate third-party vendors and contractors performing work at the property Monitor quality, compliance, timelines, and cost-effectiveness Assist with obtaining proposals, coordinating repairs, and ensuring project completion Safety, Compliance & Emergency Response Ensure compliance with company safety policies, OSHA standards, and applicable regulations Promote safe work practices across the maintenance team Participate in an on-call rotation and respond to after-hours emergencies as needed Participate in snow removal operations during winter weather events, including plowing private community roads and operating company-provided snow removal equipment such as trucks, plows, and salt spreaders Assist in coordinating snow and ice management efforts to maintain safe conditions for residents, guests, and team members Maintain readiness to support urgent operational needs outside of standard business hours What We're Looking For High school diploma or equivalent required Technical certification, trade school education, or relevant maintenance certifications preferred 5+ years of residential property maintenance experience required Prior supervisory or maintenance leadership experience strongly preferred Strong working knowledge of: HVAC systems Plumbing systems Electrical systems Appliances General building maintenance Preventative maintenance practices Experience managing vendors and contractors preferred Experience operating snow removal equipment, including plows and salt spreaders, preferred Ability and willingness to participate in snow removal operations during winter weather events required Strong troubleshooting and problem-solving skills Excellent leadership, communication, and organizational abilities Customer-service-oriented mindset Experience with Yardi or maintenance work order systems preferred Valid driver's license required Reliable transportation required Working mobile phone required Why Join KRE?
