LIVE-IN SUPERINDENT
Residential Maintain and update personal professional certifications, including Black Seal Boiler License, and ensure all required permits and licenses for building systems are current. Live at Client's site in Client provided housing at the cost to the Client subject to a lease, including terms and House Rules, provided by the Client Oversee and maintain all building mechanical systems, including HVAC, plumbing, electrical, boilers, elevators, and fire safety systems, ensuring they operate efficiently and in compliance with safety standards. Maintain HVAC, plumbing, and electrical certifications, ensuring they are up to date. Conduct daily walkthroughs of the property to identify and address any maintenance, janitorial, or operational issues, ensuring the building meets luxury standards. Assist the property management office with the oversight and documentation of all mechanical equipment, maintaining accurate logs for repairs, inspections, and preventive maintenance schedules. Supervise and provide direction to maintenance staff, ensuring tasks are completed efficiently, thoroughly, and to the highest quality standards. Collaborate with vendors and contractors, conducting walkthroughs to evaluate ongoing projects, identify potential cost-saving measures, and ensure work aligns with building requirements and budget constraints. Develop and implement preventive maintenance programs for all building systems to minimize downtime, extend the lifespan of equipment, and prevent costly repairs. Monitor and manage utility usage, including water, gas, and electricity, and identify opportunities to improve energy efficiency and reduce operating costs. Coordinate with the concierge and management office to address resident complaints or service requests, prioritizing issues to ensure quick and satisfactory resolutions. Ensure that the building complies with all local, state, and federal regulations, including inspections for boilers, fire safety equipment, and elevators. Respond promptly to building emergencies such as leaks, power outages, or equipment failures, coordinating with staff and vendors to restore operations. Provide timely updates and reports to Management in such instances. Work closely with the property management team to create and manage annual budgets for building maintenance and operations, providing insights based on equipment needs and repair history. Supervise the preparation of vacant units for new residents, including conducting inspections, scheduling necessary repairs, and ensuring units meet luxury property standards. Conduct periodic vendor and contractor performance reviews, providing feedback to management on quality, timeliness, and adherence to contracts. Oversee and assist with repairs and maintenance tasks when necessary, including plumbing, electrical, carpentry, and painting. Ensure the safety and security of the property by regularly inspecting and maintaining door locks, key fobs, security cameras, and other access control systems. Work proactively to identify potential issues, such as water infiltration, structural concerns, or pest activity, reporting findings to management and taking corrective actions. Assist with onboarding and training of maintenance and janitorial staff, fostering a strong team environment focused on efficiency and excellence. Maintain a professional, approachable presence within the building, building rapport with residents while addressing concerns or providing updates on ongoing projects. Prepare and submit detailed monthly maintenance reports to the property management office, outlining completed tasks, upcoming projects, and equipment updates. Assist in planning and executing seasonal maintenance activities, such as winterizing outdoor plumbing, inspecting heating systems, and ensuring air conditioning readiness for summer months. Participate in vendor bid evaluations, helping management compare quotes and recommend the most cost-effective and reliable solutions. Ensure all maintenance tools, supplies, and storage areas are well-organized and secure, maintaining an inventory of items to prevent shortages or inefficiencies. Be trained in Cardiopulmonary Resuscitation (CPR) and perform CPR in emergency situations.
