Job Description

On-Site Homeowner Association Caretaker A private Homeowners Association, Loma Encantada, in Santa Fe, New Mexico is hiring an On-Site Caretaker. This is a highly visible role that serves as the "eyes and ears" of the property, ensuring all common areas are safe, functional, and welcoming for residents and visitors. The Community Loma Encantada Homeowners Association is a vibrant residential community of 59 single family homes plus a Caretaker residence and Clubhouse on 29 acres just north of the Santa Fe, NM Plaza. The Community is committed to maintaining a high standard of living for all residents. Our homeowner's association is responsible for the upkeep of common areas, facilities, and the overall aesthetic appeal of the neighborhood. The association strives to foster a safe, clean, and welcoming environment for all homeowners.
Key Responsibilities Facility Maintenance:
Perform routine repairs including light plumbing, electrical, painting, and carpentry in common areas. May provide homeowners with repairs and maintenance as time is available.
Grounds Oversight:
Monitor landscaping health including forest management and erosion control, manage irrigation systems and perform snow removal.
Vendor Management:
Supervise external contractors (trash pickup, landscapers, etc.) to ensure work is completed to the board's standards.
Janitorial Duties:
Maintain cleanliness in shared spaces (clubhouse).
Compliance & Safety:
Conduct regular patrols to identify rule violations or safety risks and report them to the Board of Directors.
Required Qualifications Technical Versatility:
Proven experience in general building maintenance, tractor and power tool usage and maintenance, and odd-job tasks. Versatile in landscaping and grounds and roads maintenance.
Physical Stamina:
Ability to lift heavy objects (typically 50+ lbs.) and remain active throughout the day in various weather conditions.
Communication:
Strong interpersonal skills to interact professionally with diverse homeowners and board members.
Self-Management:
A high degree of autonomy and the ability to prioritize tasks without constant supervision. Willingness to pursue knowledge of evolving land management best practices.
Compensation & Benefits Salary:
Competitive annual salary based on experience.

Schedule:
Variable based on seasonality and projects. Requirement to be "on call" for after-hours emergencies (e.g., burst pipes).
