Job Description

Duties:
  • Manage and work alongside small team of maintenance technicians to effectively run the day to day of multi-building apartment portfolio.
  • Assign work orders, communicate daily with Property Manager on portfolio priorities, track productivity of staff.
  • Oversee overall condition of properties.
  • Perform routine maintenance tasks, including troubleshooting and repairing equipment and systems, light plumbing, electrical and carpentry for residential apartment complex.
  • Respond promptly to maintenance requests and prioritize tasks based on urgency.
  • Maintain accurate records of maintenance activities, including repairs, replacements, and inspections.
  • Utilize computerized maintenance management system (CRM) to track work orders and document completed tasks.
  • Follow safety protocols and adhere to established procedures to maintain a safe working environment.
Qualifications:
  • High school diploma or equivalent required.
  • Proven experience in maintenance, with knowledge of electrical, mechanical, and plumbing, painting, patching, and HVAC.
  • Appliance repair experience a big plus but not required.
  • Proficient in reading and interpreting technical manuals.
  • Excellent communication skills in English, both written and verbal and a high standard of customer service.
  • Strong problem-solving abilities with a logical approach to identifying issues and finding innovative solutions.
Requirements:
Reliable personal transportation and valid driver's license are required to perform the required duties of this position. Ability to work the required schedule, including the rotating on-call schedule.
