Supervise and manage the maintenance team, providing guidance and support to ensure effective operations. Communicate assignments to the maintenance team and monitor the workload throughout the day to make sure that tasks are completed timely and efficiently. Participate in completing service requests including repairing and replacing appliances, plumbing systems, and air conditioning, heating, and electrical systems, etc. Manage the "make ready" process of vacant units including making lists of tasks and repairs needed, and obtaining supplies, to ensure completion within established deadlines. Assist in scheduling and supervising contracted services as needed (H.V.A.C., electrical, plumbing, elevators, carpet cleaning, painters, landscaping, etc.), to ensure quality of work and timeliness. Maintain supply and tool inventory; oversee ordering and delivery of necessary supplies and equipment. Ensures all properties meet government regulations and environmental, health, safety and security standards. Requirements 3-5 years' minimum experience in Property Maintenance, Building Trades, or related role. Must possess the knowledge and skills to perform on-site basic repairs including HVAC systems, appliances, water heaters, electrical, plumbing and any other special equipment on a property. Ability to identify issues and determine repairs that are needed. Ability to plan maintenance schedules for building systems. Excellent problem-solving abilities with a logical approach to troubleshooting issues. Supervisory experience. Valid driver's license and clean record required.
