Job Description
Job Overview The Cooperative is looking for an experienced, dependable Live‑In Building Superintendent to manage the day‑to‑day care, operation, and upkeep of a residential property. This role is hands‑on and requires a proactive individual who can ensure building systems run smoothly, resident concerns are addressed promptly, and the property remains safe, clean, and well‑maintained. This is a non‑union role and includes a private on‑site apartment as part of the overall compensation. Property & Systems Management Conduct regular walkthroughs and inspections of the building, including mechanical systems, plumbing, electrical components, heating equipment, and shared spaces Perform general maintenance and minor repair work as needed Identify potential maintenance issues early and take corrective action to prevent larger problems Maintain boiler and mechanical areas in accordance with city and safety requirements Emergency Availability Remain on call to respond to urgent building situations such as water leaks, power interruptions, or heating failures Communicate and coordinate effectively with property management, board representatives, and emergency responders when necessary Cleaning & Building Upkeep Ensure all common areas, storage spaces, basements, mechanical rooms, and exterior areas are kept neat, clean, and orderly Oversee waste disposal, recycling, and refuse procedures in compliance with local regulations Resident & Management Interaction Serve as a point of contact for building‑related concerns and relay issues to management or the Board as appropriate Uphold building policies related to maintenance, safety, and operational standards when required Qualifications & Experience Minimum of 3-5 years of experience working as a building superintendent Strong general repair and handyman skill set Practical experience working with boiler systems and related equipment
