Salary | New York, NY, United States EXEMPT The Junior Building Maintenance Superintendent is primarily responsible for performing the duties necessary as a facilities liaison between site maintenance staff; the general contacts and administration staff in a manner which is the most practical and cost effective. Review and monitor the performances of facilities maintenance staff; and review and recommend the sign-off of contracted work before processing of payment is authorized. The Junior Building Maintenance Superintendent coordinates the trade services for maintenance emergency work requests, oversight of daily tasks, special projects, contracted out repair and new alteration work assignments of all StartCare facilities. Responsibilities:
Provides supervision, guidance and support to the Assistant Supervisor and Maintenance Worker (s). Supervises and assist various maintenance staff in maintenance repair work and preventive maintenance programs. Inspects and analyzes in conjunction with the Assistant Building Maintenance Superintendent the nature/scope of proposed maintenance repair work to be undertaken. Making monthly facility health and safety run inspections and writing the assigned reports. Reviews reports for maintenance/repair problems to ensure minimum costs and prevent operational delays. Determines the quality/quantity of material and personnel needed to successfully complete work orders. Organize and maintain shop tools and supplies in compliance with health and safety codes. Obtains, stores, safeguards, distributes, and supervises use of equipment and supplies. Oversees workers engaged in painting and woodwork and furnishing of building and similar structures. Performs touch-up painting and minor building repairs, including basic carpentry, fixture adjustments, and light plumbing work such as repairing or replacing faucets, sinks, toilets, and other minor plumbing fixtures, to ensure facilities remain safe, functional, and well-maintained. Maintains records on materials, supplies, equipment, time nature and type of work performed. Provides assignments and instruction to maintenance workers, laborers, and other employees in the general operation, maintenance, cleaning and repair of buildings and grounds. Ensure that you meet or exceed the agency's existing performance standards for yourself and your functional unit (e.g., clinic, program, etc.) in the domains of regulatory compliance, financial accountability (or productivity), quality, and satisfaction of patients, adolescents, or others served by StartCare. Remove and manage snow and ice from walkways, entrances, and other designated priority access points, ensuring safe and accessible conditions at all times, as directed. Qualifications:
High School diploma (GED) and/or Vocational School Certification in related building trade plus (4) years minimum experience in building management. Appointees will be required to possess a driver's license valid in New York, as it is necessary to travel to perform essential duties of the position. Knowledge of problems, procedures, tools and methods used in inspecting, analyzing, and determining repair and maintenance work to be done and materials needed. Knowledge of problems involved in establishing/maintaining developing effective work procedures. Knowledge of obtaining, storing, safeguarding, distributing, and using equipment/materials/supplies, and of keeping records. Ability to analyze maintenance problem. Ability to give assignments/instruction to subordinates Ability to utilize various types of electronic and/or manual recording and information systems used by the agency, office, or related units. Intermediate computer knowledge is required. Experience working with Microsoft Office Applications and Asset Management Software (CMMS). Physical Requirements:
