MAINTENANCE DIRECTOR
for our 424-unit conventional community in the Indianapolis, IN area Job Summary The Maintenance Director's primary objective is to maintain all aspects of the TGM Community. Additionally, the Maintenance Director is responsible for improving NOI for the community and bringing value while working within budget limits. Essential Functions Works in partnership with the Community Director to lead the ongoing upkeep and improvement of the community, hire, develop and retain effective property management professionals, build, update and track to the capital improvements/maintenance plan, and develop and manage an annual budget. Conducts regular physical inspections of all areas of the property and is responsible for the upkeep of buildings, grounds, and equipment. Orders supplies and materials per TGM policy in order to properly maintain the property. Ensures the timely execution of preventative, deferred, and routine maintenance. Leads, mentors, and trains maintenance staff on an ongoing basis. Schedules and oversees all vendor work to ensure the work is performed to TGM standards. Follows TGM's dress code policy, including selection of outfits from the designated corporate clothing catalog. Maintains a clean, neat, professional appearance at all times. Works to implement and oversee capital projects. Supports TGM staff and ensures superior customer service. Oversees and evaluates all contractor work and ensures the work is being completed according to the project scope. Maintains a team of dedicated and skilled service technicians by providing the required leadership, training and guidance. Makes consistent, balanced decisions while improving NOI. Operates within the parameters of the maintenance and property budget through competitive pricing with vendors, staff time management, proper care and use of equipment, parts and supplies as well as regular preventive maintenance. Oversees the maintenance of all electrical, plumbing and mechanical systems. Maintains TOM standards on performance of maintenance functions for occupied and vacant apartments. Schedules and monitors preparation for market ready units. Keeps shop and storage areas in neat and well organized condition. Provides high-quality customer service when interacting with residents. Schedules maintenance employees according to property needs. Conducts regular physical inspections of all areas of the property (interior and exterior), to maintain a high standard of safety and aesthetic appearance. Proactively diagnoses resident/property/staffing problems, communicates the issue, formulates a solution and implements a plan for correction. Maintains a motivated and high performing onsite team by providing the required leadership, training and guidance in an effort to minimize staff turnover. Works with Regional Office in developing programs and incentives to foster high team morale. Participates in objective setting, plan development and performance review of the property's performance. Establishes and maintains a computerized maintenance management system for tracking work orders, spare parts, and maintenance history of property equipment and appliances. Ensures that Maintenance Technicians are adequately trained, equipped and motivated so the maintenance program can be accomplished in a safe, timely and cost-effective manner. Communicates regularly with all maintenance technicians, both individually and as a group, to ensure good two-way communication concerning maintenance issues. Initiates and carries out projects that improve efficiency and/or reduce operating costs. Directs, maintains, and enforces the safety program for the maintenance department; reviews safety records to uphold standards of maximum safety for all maintenance employees. Assists with planning and implementing property improvements and expansions. Delivers on TGM brand promise of providing a premier living experience and exceptional value through reliable and quality customer service. Maintains a professional courteous manner with all residents, vendors, contractors and fellow employees. Assures safety standards are used which comply with all company, local, City, State and Federal guidelines. Ensures compliance of all work related activities in a fair, ethical and consistent manner. Other duties as assigned.
Education & Experience Formal Education:
High School Diploma or equivalent & relevant certifications.
Preferred Education:
Associate Degree or certification equivalent.
Experience :
5 years License, Registration, and/or
Certification Requirement:

Requires extensive knowledge in several specialized disciplines and ability to integrate critical information from many diverse areas. Requires extensive theoretical and practical knowledge.
Updating of Knowledge :
The knowledge required to perform this job once learned has continual major changes requiring constant updating of the knowledge base often on a prospective basis.
Education Requirements:
Completes required training curriculum as specified in TGM's Learning Management System. Compliance with Fair Housing. Experience Requirements Proven experience with maintaining a residential community, and working within a budget. Hands-on experience in HVAC, appliance repair, plumbing, electrical, carpentry, and general maintenance. Prior experience can be in either the same role at another organization, or broader industry experience in different role(s) with TGM or another organization. Basic computer skills. Certification Requirements EPA and Refrigerant transition and recovery certificate - Type 2 (Universal preferred). Skilled Requirements Computer literacy in Microsoft Office including experience with Outlook, Word and Excel, and familiarity with property management software. Demonstrated ability to manage multiple and complex projects from problem identification through day-to-day implementation. Ability to identify problems, troubleshoot, diagnose, repair and replace as needed to maintain all onsite systems in working order. Knowledgeable and compliant with OSHA rules and regulations.
