Full Job Description Summary:
Under the direction of the Regional and Property Manager, and with support from Orbach's Facilities Staff, Orbach Affordable Management is seeking a Maintenance Superintendent to manage multiple disciplines at Niagara Towers. In compliance with all company policies & procedures, EEO, Human Rights statutes & Fair housing requirements, the Maintenance Superintendent is to maintain an elevated level of quality and efficiency on all aspects of preventive maintenance, capital improvement and project management, required inspection compliance, identification & troubleshooting efforts & special projects as assigned.
Essential Functions:
  • Monitor, organize and provide directions to ensure compliance with
HUD REAC/NSPIRE
inspection requirements
  • Attend official HUD or other Agency property inspections.
  • Develop relationships with inspectors, and site staff.
  • Support property with training and development, as well as onboarding/interviewing new employees
  • Schedule annual/monthly inspections for vendors and apartments
  • Orders supplies and repair parts or building and apartments.
  • Coordinate deliveries from vendors and suppliers
  • Coordinate and oversee unit turnovers to ensure apartments are completed in a timely manner
  • Keep inventory record of equipment, tools, and materials
  • Validate completion of inspection findings by performing follow up walkthroughs
  • Periodically review properties to assure compliance with all life safety, building envelope and MEP systems codes and regulations. Suggests precautionary repairs where risks begin to appear.
  • Periodically ensure contracted services have proper contact information for site staff
  • Review Onesite/work order documentation to ensure adequate progress is being made
  • Assist with environmental concerns and provide guidance to site staff
  • Ensure Orbach's safety program is being implemented and followed.
Required Qualifications:
  • 3+ years of general residential maintenance or facilities experience.
  • Experience with affordable housing/NSPIRE highly preferred
  • General HVAC, plumbing, carpentry, painting and electrical experience preferred.
  • Moderate computer literacy, ability to respond to emails
  • Remains on-call 24/7 in the event of a major emergency
  • Knowledgeable in OSHA, local, state building codes and regulations
  • Experience with Realpage/OneSite or other property management system highly preferred.

  • Required to walk, stand, climb, or balance, stoop, kneel, crouch or crawl.
Lift 50 lbs.
Work Environment:
  • This is a hands-on Management position, with a mix of physical work as well as Supervisory
  • The position will be based at our Niagara Towers Property
  • Available 24/7 to respond, communicate & organize emergency mitigation services as needs arise throughout the portfolio
  • Must be a team player and willing to adjust to the needs of the department.
Pay:
$26.00 - $28.00 per hour
