Job Description

JOB DESCRIPTION SUMMARY
Responsible for planning, organizing, and directing the daily operations of the Maintenance Department, including building systems, equipment, preventative maintenance, repairs, and grounds maintenance. Ensures that all Company facilities, buildings, grounds, and infrastructure are maintained in a safe, attractive, and efficient manner while supporting operational excellence and regulatory compliance. Provides leadership to the maintenance team, manages departmental budgets, and works collaboratively with all departments to ensure a positive experience for guests and employees.
ESSENTIAL DUTIES AND RESPONSIBILITIES
include the following: Provide excellent guest service to both internal and external guests. Actively supports the company culture of creating a fun and entertaining experience for internal and external guests. Develop and administer preventive maintenance programs for all buildings, equipment, and property assets. Manage the daily operations of the Maintenance Department, including building maintenance, mechanical systems, and grounds maintenance. Supervise, coach, train, schedule, and evaluate maintenance team members. Develop and administer preventive maintenance programs for all buildings, equipment, and property assets. Ensure timely completion of work orders, repairs, and maintenance requests. Oversee maintenance of HVAC, plumbing, electrical, carpentry, painting, lighting, and other building systems. Direct the maintenance and appearance of the property's grounds, including, parking lots, sidewalks, roadways, irrigation systems, snow removal, and exterior lighting. Coordinate seasonal grounds maintenance activities, including mowing, leaf removal, and ice control. Ensure all buildings and grounds comply with applicable federal, state, and local regulations, including OSHA requirements. Monitor the condition of facilities and identify opportunities for repairs, improvements, and capital projects. Develop departmental schedules to provide adequate coverage while controlling labor costs. Manage vendor relationships performing maintenance or construction work. Obtain quotes for Director approval and oversee purchasing of maintenance supplies, equipment, and services. Maintain inventory of tools, equipment, and maintenance supplies. Ensure all maintenance equipment is properly maintained and operated safely. Respond to emergency maintenance situations and coordinate corrective actions as needed. Maintain accurate maintenance records, inspections, permits, and preventative maintenance documentation. Participate in planning and execution of facility renovations and improvement projects. Promote a safe working environment by ensuring compliance with all Company safety policies and procedures. Work collaboratively with other departments to minimize operational disruptions while completing maintenance projects. Assist Facility Management with oversight of EVS staff. All other duties as assigned.
SUPERVISORY RESPONSIBILITIES
Directly supervises the activities of all maintenance and grounds staff for entire complex. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring and training associates, planning, assigning, and directing work, appraising performance, rewarding and disciplining associates, addressing complaints and resolving problems.
QUALIFICATION REQUIREMENTS

EXPERIENCE
High School diploma or GED required. Minimum of one year as a maintenance supervisor and a minimum of two (2) years maintenance experience.
SPECIAL QUALIFICATIONS
Computer literate in appropriate software. Excellent oral and written skills are preferred. Strong organizational skills required.
LANGUAGE SKILLS
Ability to read, analyze and interpret simple documents, such as safety rules and regulations, technical procedure manuals, instructions, and basic correspondence, reports and memos. Ability to respond to common inquiries or complaints from system users. Ability to effectively present information in one-on-one and small group situations.
MATHEMATICAL SKILLS
Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals.
REASONING ABILITY
Ability to apply common sense understanding to carry out instructions furnished in written, oral or diagram form. Ability to deal with problems involving several concrete variables in many situations.

When on the complex, the noise level may increase to loud. This position requires work outdoors in all season's extremes in temperature are expected.
