  • Lead Technician to join our team.
This leadership role is responsible for overseeing advanced maintenance operations, troubleshooting complex building and equipment issues, and supporting property maintenance planning and execution. The ideal candidate will bring a proactive approach to repairs, preventative maintenance, and team development while fostering a safe, efficient, and resident-focused environment. This position serves as a technical leader within the maintenance department and is responsible for mentoring junior technicians, coordinating projects, and ensuring properties are maintained to the highest standards. A valid driver's license is required. Essential Duties & ResponsibilitiesProperty Maintenance & Repairs Diagnose and resolve HVAC, plumbing, and electrical issues Perform apartment turnovers and make-ready services Install flooring, cabinets, and countertops Refinish wood floors Complete painting and general property improvements Replace water heaters and related components Source and identify plumbing leaks Identify structural concerns and recommend corrective actions Perform masonry and specialty repair projects Appliance Repair & Troubleshooting Replace heating elements Replace pumps Replace door switches Replace ignitors Replace shut-off valves Diagnose and repair residential appliances and building systems Leadership & Project Management Lead large repair, renovation, and capital improvement projects Train, mentor, and support General Technicians and Maintenance Technician II employees Assist with vendor coordination and contractor oversight Assign work orders in the absence of the Maintenance Superintendent Act as Maintenance Superintendent when needed Support property leadership with maintenance planning and execution Compliance & Operations Ensure compliance with company policies, safety standards, and operational procedures Participate in the on-call rotation for emergency maintenance coverage Follow all safety protocols and company procedures Utilize company purchasing resources responsibly, including an approved company credit card for maintenance-related purchases QualificationsRequired Valid driver's license with acceptable driving record Minimum 5 years of maintenance, facilities, construction, or skilled trades experience Strong working knowledge of HVAC, plumbing, electrical systems, and general building maintenance Ability to independently diagnose and resolve complex maintenance issues Experience leading projects and training team members Ability to safely operate power tools and maintenance equipment Preferred Apartment, property management, or facilities maintenance experience HVAC certification or related trade certifications Experience supervising or leading maintenance personnel Skills & ExpertiseApartment Turnover & Make-Ready Ensure apartments are move-in ready for new residents Cabinet and countertop replacement Carpet installation Wood floor refinishing Electrical Perform light electrical work Understand code limitations and identify when a licensed electrician is required Appliance Repair & Troubleshooting Replace heating elements Replace pumps Replace door switches Replace ignitors Replace shut-off valves Maintenance Troubleshooting Source and identify leaks Diagnose complex maintenance issues Identify structural concerns and necessary corrective actions Construction & Specialty Work Masonry work General carpentry and repairs Flooring installation Painting and finishing work Physical Requirements Lift and carry up to 75 pounds Frequently bend, kneel, climb, and work from ladders Work indoors and outdoors in varying weather conditions Respond to emergency maintenance situations as needed Why Join Cass Hill Development?
