Building Superintendent and handy man

We are seeking a proactive and versatile Building Superintendent and Handyman to oversee the maintenance, repair, and general upkeep of our residential or commercial properties. This energetic role requires a hands-on professional who can efficiently manage facilities, perform a variety of repair tasks, and ensure the safety and functionality of the building environment. The ideal candidate will be a motivated leader with strong technical skills, excellent customer service abilities, and a passion for maintaining high standards of quality and safety. Responsibilities Perform routine inspections and preventative maintenance to ensure all building systems operate smoothly and efficiently. Handle repairs related to plumbing, electrical systems, HVAC, carpentry, painting, and general facilities maintenance. Operate and troubleshoot programmable logic controllers (PLCs) and other automation equipment to support building operations. Conduct welding, electrical work, and mechanical repairs using schematics, ohmmeters, and other diagnostic tools. Oversee small projects such as residential painting or minor renovations, ensuring quality standards are met. Supervise maintenance staff or contractors when necessary, providing leadership and guidance on tasks. Maintain accurate records using Computerized Maintenance Management Systems (CMMS) for work orders, inspections, and inventory management. Respond promptly to tenant or resident requests with excellent customer service skills to resolve issues efficiently. Requirements Proven experience in facilities maintenance or building management with supervisory responsibilities. Strong mechanical knowledge combined with electrical experience; ability to read schematics is essential. Skilled in welding, plumbing, electrical troubleshooting, and general handyman tasks. Familiarity with programmable logic controllers (PLCs), schematics, ohmmeters, and other diagnostic tools. Experience with residential painting and basic carpentry work. Ability to communicate effectively in English both verbally and in writing. Knowledge of CMMS software for maintenance tracking is preferred. Demonstrated leadership skills with the ability to supervise teams or contractors confidently. Excellent problem-solving skills with a proactive approach to maintenance challenges.
