Head of Maintenance & FacilitiesAbout Shou Sugi Ban House Shou Sugi Ban House is a globally acclaimed, award-winning wellness destination and luxury hospitality property located in Water Mill, New York. Opened in 2019, Shou Sugi Ban House is the Hamptons' first and only comprehensive wellness retreat, spanning more than five acres and serving an exclusive and discerning clientele seeking transformative experiences centered around longevity, restoration, and holistic well-being. Since opening, Shou Sugi Ban House has expanded beyond its original luxury retreat and spa to include: Shou Sugi Ban Inn, a five-room boutique inn adjacent to the main property; Shou Sugi Ban Lab, offering advanced wellness experiences focused on longevity, performance optimization, recovery, and rejuvenation; Multiple luxury residences available for private rentals, retreats, and events; An expanded Spa Annex, bringing the total number of treatment rooms to ten across the property. Position Overview Shou Sugi Ban House is seeking an experienced, hands-on Head of Maintenance & Facilities to lead all aspects of property maintenance, engineering, facilities management, and grounds operations across our growing portfolio. This individual will be responsible for ensuring that all buildings, systems, equipment, guest spaces, back-of-house areas, residences, and grounds are maintained to the highest standards of safety, functionality, aesthetics, and luxury hospitality presentation. The ideal candidate combines strong technical expertise with leadership experience and takes pride in maintaining exceptional physical environments while fostering a culture of accountability, efficiency, and proactive maintenance. Key ResponsibilitiesFacilities & Property Management Oversee the maintenance and operation of all buildings, residences, spa facilities, guest accommodations, and common areas. Develop and execute preventative maintenance programs for all property systems and infrastructure. Ensure all facilities consistently meet luxury hospitality standards and brand expectations. Conduct regular inspections of buildings, grounds, and equipment to proactively identify maintenance needs. Maintain the overall appearance, functionality, and safety of the property. Engineering & Building Systems Oversee maintenance and performance of: HVAC systems Plumbing systems Electrical systems Irrigation systems Pools, thermal facilities, and water features Building automation systems Fire and life safety systems Security infrastructure Kitchen and food service equipment Wellness and spa equipment Leadership & Team Management Lead, train, schedule, and supervise the maintenance team. Establish clear expectations, workflows, and performance standards. Foster a culture of professionalism, accountability, safety, and service excellence. Support cross-departmental collaboration with Hospitality, Spa, Culinary, Events, and Guest Services teams. Participate in recruiting, onboarding, training, and performance management. Vendor & Contractor Management Source, evaluate, and manage outside vendors and contractors. Oversee maintenance contracts and service agreements. Coordinate project timelines, budgets, and quality control. Ensure all contractors comply with property standards and safety requirements. Capital Projects & Property Improvements Assist with planning and execution of renovation, construction, and capital improvement projects. Coordinate project schedules to minimize disruption to guest operations. Monitor project budgets, timelines, and deliverables. Provide recommendations for long-term facility improvements and infrastructure investments. Compliance & Safety Ensure compliance with all local, state, and federal regulations. Maintain adherence to OSHA and workplace safety standards. Manage inspections, permits, certifications, and required documentation. Develop and implement emergency response and facility contingency procedures. Budgeting & Asset Management Assist in the development and management of departmental budgets. Monitor maintenance expenses and identify cost-saving opportunities. Maintain inventory of tools, equipment, supplies, and replacement parts. Track asset lifecycles and recommend replacement schedules. Guest Experience Respond promptly and professionally to facility-related guest concerns. Ensure all guest-facing spaces consistently reflect the standards of a world-class wellness destination. Partner with operational leaders to support exceptional guest experiences. QualificationsRequired Minimum 5 years of facilities, engineering, or property maintenance leadership experience. Experience managing multiple buildings or hospitality properties. Strong knowledge of HVAC, electrical, plumbing, mechanical, and building systems. Demonstrated experience leading and developing maintenance teams. Strong organizational and project management skills. Ability to prioritize and manage multiple projects simultaneously. Excellent communication and interpersonal skills. Valid driver's license and reliable transportation. Preferred Luxury hospitality, resort, spa, or wellness industry experience. Experience overseeing pools, thermal facilities, or water features. Knowledge of building automation systems and preventative maintenance software. OSHA certifications or safety training. Trade certifications in HVAC, electrical, plumbing, or related fields. Physical Requirements Ability to lift up to 50 pounds. Ability to work indoors and outdoors in varying weather conditions. Ability to climb ladders, work at heights, and navigate construction or maintenance environments. Ability to stand, walk, bend, and perform physical tasks for extended periods.
