Job Description

Maintenance SupervisorPosition OverviewWe are seeking a hands-on Maintenance Supervisor to lead and coordinate building maintenance operations across commercial and residential properties. The role focuses on ensuring reliability and safety of HVAC, electrical, plumbing and general building systems, managing repairs and preventive maintenance programs, supervising maintenance staff and contractors, and maintaining compliance with building codes and safety standards.

Key ResponsibilitiesSupervise and mentor a team of maintenance technicians, assigning daily tasks, monitoring performance and providing training and development.

Develop, implement and oversee preventive maintenance schedules for HVAC, electrical, plumbing and other building systems to minimize downtime and extend equipment life.

Diagnose, troubleshoot and perform complex repairs on HVAC, electrical and plumbing systems as needed.

Coordinate and manage contractors and vendors for specialized repairs, capital projects and routine services to ensure quality and cost-effectiveness.

Respond to emergency maintenance requests and participate in an on-call rotation to address urgent building issues promptly.

Prioritize and manage work orders, ensure accurate documentation, and communicate status updates to property managers and stakeholders.

Ensure compliance with local building codes, safety regulations and company policies; conduct routine safety inspections and maintain records.

Manage inventory of parts, tools and supplies; order materials and maintain cost controls within assigned maintenance budget.

Prepare and maintain maintenance logs, reports, and documentation for audits, inspections and budgeting purposes.

QualificationsExperience with one or more of the following HVAC systems, electrical systems, plumbing and general repairs in commercial and residential properties.

Strong knowledge of building systems, codes, safety regulations and best practices for commercial and residential maintenance.

Experience managing vendors, contractors and maintenance budgets, including inventory control and cost tracking.

Excellent troubleshooting, diagnostic and repair skills across mechanical, electrical and plumbing disciplines.

Strong leadership, communication and organizational skills with the ability to prioritize multiple tasks and lead a team to meet deadlines.

Valid drivers license reliable transportation ability to pass background and drug screening; ability to lift up to 50 lbs and work in varied environmental conditions.
