GLR Companies is hiring a Maintenance Supervisor who can lead a team, a schedule, and parts logistics across multiple market-rate buildings in Northeast Ohio. About the Role You will run the maintenance operation across a market-rate, scattered-site portfolio of roughly 300 units spread over multiple buildings and locations. This is not a single-shop job. You will manage the work order board, the make-ready pipeline, the preventive maintenance calendar, and a team whose work happens across several addresses, which means routing, prioritization, and parts logistics are as much a part of the role as the repairs themselves. We hold our properties to a resident-ready standard every day, and you are the person who makes that real across the entire portfolio. This is a hands-on leadership role. You will turn wrenches alongside your team while setting the pace and the standard.
What You'll Do Work Order Management:
Triage, assign, complete, and close work orders in Rent Manager across all sites with accurate documentation; own response-time and quality standards portfolio-wide
Multi-Site Coordination:
Route and prioritize work across multiple buildings and locations; manage parts, supplies, and inventory across sites; keep standards consistent at every address
Unit Turns:
Run the make-ready program across the portfolio to consistent turn-time and quality standards so units are rent-ready when leasing needs them
Preventive Maintenance:
Build and execute a preventive maintenance schedule across all properties, covering HVAC, life-safety equipment, building systems, and seasonal work
Inspection Readiness:
Keep every property prepared for municipal and rental-registration inspections, insurance and lender inspections, and GLR's internal property-condition standards; correct deficiencies quickly and document everything
Team Leadership:
Supervise, schedule, develop, and deploy maintenance technicians and porters/groundskeepers across the portfolio; conduct regular property walks and safety check-ins at each site
Vendor Oversight:
Coordinate and quality-check vendor and contractor work across multiple sites; verify scope is met before sign-off
On-Call Program:
Administer the on-call rotation and participate in after-hours emergency response across the portfolio per company policy
Shop & Safety:
Maintain shop organization, parts and supplies inventory, key control, and safety/OSHA standards across all locations
Hands-On Work:
Perform skilled repairs across plumbing, electrical, HVAC, appliances, drywall, carpentry, and flooring What You Bring 5+ years of maintenance experience, with at least 2 years in multifamily/apartment maintenance; prior lead or supervisory experience strongly preferred Proven ability to manage work, staff, parts, and priorities across multiple locations, not just one building EPA 608 certification (Universal preferred); CPO certification a plus Demonstrated skill across the core trades and sound judgment on when to self-perform versus call a licensed contractor Strong organization and time-management discipline; comfortable building and holding a route and a schedule across several sites Valid driver's license, clean driving record, and reliable transportation; ability to participate in on-call rotation Physical Requirements Ability to lift and carry up to 50 lbs.; climb ladders and stairs; stand, walk, bend, kneel, and reach for extended periods; and work indoors and outdoors in all Northeast Ohio weather conditions.
