This role is responsible for creating a highly organized, proactive, and data-driven maintenance department focused on equipment uptime, facility excellence, preventative maintenance, and operational support. The ideal candidate is a strong leader who thrives in a fast-paced environment, communicates effectively across departments, and can balance technician management, vendor relationships, scheduling, reporting, and cost control. Position Summary The Maintenance Manager oversees the full maintenance workflow, including: Work order intake and prioritization Technician dispatching and scheduling Preventative maintenance programs Vendor management and coordination Repair tracking and reporting Maintenance budgeting and cost visibility Communication with operations leadership This position plays a critical role in ensuring facilities and equipment remain operational, safe, and efficient. Key Responsibilities Team Leadership & Operations Lead and manage Maintenance Technicians while maintaining accountability for performance and goals Build and manage technician schedules based on geography, urgency, skill set, and operational needs Ensure daily priorities are clearly communicated and completed work is documented accurately Coach, develop, and support maintenance team members Maintenance Workflow Management Own the full maintenance ticket system, including intake, dispatch, follow-up, documentation, and closure Maintain visibility into open tickets, aging work orders, emergency repairs, preventative maintenance completion, and technician productivity Execute and monitor preventative maintenance programs across all locations Escalate high-risk or unresolved maintenance issues appropriately Vendor & Cost Management Build and manage vendor relationships for preventative maintenance and repair services Review vendor work quality, timelines, and invoices Support cost control efforts and maintenance-spend reporting Track repair trends, vendor performance, and recurring equipment issues Cross-Functional Partnership Partner with Operations leadership to improve service quality and resolve ongoing repair concerns Collaborate with Accounting on invoice review and repair-spend visibility Support Construction teams with new builds, remodels, punch-list follow-up, and operational readiness Reporting & Metrics Prepare and communicate weekly maintenance updates including: Open and closed ticket counts Average ticket completion times Aging work orders Emergency repair tracking Preventative maintenance completion percentages Technician productivity Vendor utilization and repair costs Key operational issues requiring leadership support Qualifications Required Skills & Experience Strong leadership and team development experience Ability to manage multiple priorities in a fast-paced environment Strong communication and organizational skills Experience with maintenance ticketing systems and reporting tools Proficiency with Microsoft Outlook, Teams, Excel, and SharePoint Operational and mechanical knowledge of equipment Vendor negotiation and relationship management experience Data-driven decision-making and problem-solving skills Preferred Qualifications Spanish-speaking ability is a plus Experience supporting operations Construction coordination or contractor management experience Working Conditions Combination of office and field-based work Travel to locations required Occasional availability outside standard business hours for emergency repairs may be necessary What Success Looks Like Success in this role is measured through: Reduced ticket aging and downtime Effective preventative maintenance execution Technician productivity and utilization Vendor performance and cost management Fast emergency response times Clear communication and operational partnership Compensation & Benefits Competitive compensation and benefits package offered based on experience.
