Job Description

Job Overview Seeking a full-time, experienced Commercial Maintenance Manager for a Class A commercial property in the Philadelphia area. This role is responsible for the overall operation, maintenance, safety, and improvement of assigned Company-owned facilities, while managing maintenance staff and contractors. The Commercial Maintenance Manager will have frequent contact with tenants and must represent parent company professionally, demonstrating technical expertise, responsiveness, and strong customer service. The position requires both hands-on technical capability and management oversight, operating within established policies, procedures, and standard operating practices, or as directed by management. This role is on-call 24/7 for property-related emergencies and is provided with a company-issued cell phone Key Responsibilities Property Operations & Maintenance Ensure public and employee safety and always protect property. Manage day-to-day operation, maintenance, and repair of assigned property. Perform and oversee preventive and corrective maintenance for property systems, including but not limited to: General HVAC, Plumbing and Electrical (as permitted by applicable codes and licensing) Structural components, roofs, facades, pavement, signage, and common areas Perform general property maintenance such as: Door and lock repair; key records Painting Ceiling, drywall, and floor repairs Miscellaneous maintenance tasks as needed Inspect property weekly for safety, wear, damage, and aesthetics. Inspect, operate, and troubleshoot fire alarm and sprinkler systems. Conduct scheduled inspections of emergency lighting, exit signs, and fire extinguishers and maintain inspection tags. Investigate, monitor, and coordinate repairs for roof leaks. Maintain tool inventory and ensure equipment is in good working condition. Schedule & Availability Typical hours: Monday-Friday, 8 Hours per day (varies by property). On-call 24 hours a day, 7 days a week for emergencies. Participation in after-hours emergency response is required. Qualifications & Skills Self-motivated with strong leadership, decision-making, and organizational skills. Excellent communication and customer service skills. Must have general working knowledge of HVAC, electrical and plumbing Ability to work independently and manage multiple priorities in a fast-paced environment. Strong interpersonal skills with the ability to interact effectively with tenants, vendors, contractors, and all levels of management. Proficient with basic PC-based business software, including Microsoft Office (email, word processing) and maintenance tracking systems. Valid state-issued driver's license; must remain insurance throughout employment. Education High School diploma or equivalent required. Completion of a building trade or technical school curriculum is preferred. Physical Requirements Ability to lift up to 100 pounds. Frequent standing, walking, kneeling, bending, and stretching. Occasional climbing, balancing, and working from ladders. Frequent use of hand tools and maintenance equipment. Ability to perform all essential job functions with or without reasonable accommodation.
