The Maintenance Supervisor is responsible for providing a safe, comfortable and pleasant physical environment and uninterrupted utility service. This position provides preventative and correctional maintenance of building and grounds in order to maintain the appearance and integrity of the community grounds, building exteriors, interiors and mechanical components.
Qualifications:
High School diploma or equivalent preferred Broad based knowledge required: plumbing, painting, carpentry, refrigeration, electrical equipment, grounds maintenance, and vehicle maintenance Three years' general maintenance experience strongly preferred Technical training related to maintenance strongly preferred Previous supervisory experience preferred Ability to follow oral and written instruction required Ability to perform basic math calculations required Ability to work independently or part of a team required Demonstrated basic mechanical aptitude required Knowledge of applicable federal, state, and local regulations required Capacity to effectively troubleshoot and problem solve required Basic computer skills required
Expectations:
Organizes and supervises the community maintenance functions. Performs minor repairs to equipment and performs service and repair work to the building interior/exterior as assigned. Schedules and performs maintenance tasks to meet the requirements of the community within budgetary guidelines. Responds to all emergency situations. Ensures all emergency systems are in a constant state of readiness. Maintains accurate and timely records of equipment and systems testing. Implements, performs and maintains preventative maintenance program within the community. Responsible for or makes recommendations regarding the recruitment, interviewing, hiring, training, supervision and implementation corrective action for maintenance department staff. Responsible for the completion of all required record keeping related to assigned staff. Schedules maintenance staffing to insure adequate coverage at all times within the community. Participates in the development of the annual maintenance budget. Maintains maintenance supplies and inventory; recommends and/or purchases as necessary. Coordinates maintenance functions with other departments. Actively participates in the community's Quality Assurance Program. Exhibits knowledge of and effectively executes the Emergency and Disaster Plans.
