We currently manage and maintain 316 affordable housing units, and our team is committed to delivering safe, quality housing and responsive service to our residents and community. Position Summary Northside Properties Development Company is seeking an experienced Maintenance Manager to lead and oversee all maintenance operations across our 316 affordable housing units located throughout Pittsburgh. This role is responsible for the strategic direction, oversight, and execution of maintenance programs, managing a team of 7 direct reports, and coordinating with a range of subcontractors to ensure timely, high-quality work. Key Responsibilities Lead, supervise, and support a maintenance team of 7 direct reports, including hiring, training, scheduling, and performance management Oversee daily maintenance operations across all properties, including preventative maintenance, repairs, unit turns, and emergency response Manage vendor and subcontractor relationships — negotiate contracts, ensure compliance, and evaluate performance Ensure all work complies with safety, building codes, HUD regulations, and property standards Monitor and manage maintenance budgets, tools, supplies, and equipment inventory Develop and implement preventative maintenance schedules and long-term capital improvement planning Respond to urgent maintenance situations and support property managers in resolving resident issues Foster a culture of accountability, safety, and customer service within the maintenance team Collaborate with leadership on property inspections, compliance audits, and asset preservation initiatives Qualifications 5+ years of experience in residential property maintenance or facilities management (affordable housing experience strongly preferred) 3+ years in a supervisory or leadership role managing maintenance staff Strong knowledge of building systems, HVAC, electrical, plumbing, carpentry, and OSHA safety standards Experience overseeing subcontractors and vendor contract management Familiarity with HUD, LIHTC, and other affordable housing compliance standards a plus Strong organizational, communication, and problem-solving skills Proficiency with maintenance tracking systems and basic technology Valid driver's license and reliable transportation required Benefits Competitive salary commensurate with experience Health, dental, and vision insurance Paid time off and holidays Opportunities for training and professional development Meaningful work supporting Pittsburgh's affordable housing community
