About Pennmark Pennmark is a full-service commercial real estate development and management company with a portfolio of approximately 4 million square feet of retail and office space throughout Pennsylvania, New Jersey, and Ohio. All property maintenance is handled in-house by our team of dedicated professionals. Position Summary The Maintenance Supervisor oversees all maintenance operations across Pennmark's commercial property portfolio. This role is responsible for leading a team of maintenance technicians, ensuring properties are safe, functional, and well-maintained, and coordinating preventive and reactive maintenance programs across multiple retail and office locations. Essential Duties and ResponsibilitiesTeam Leadership Supervise, schedule, and direct a team of maintenance technicians across multiple properties Hire, train, and conduct performance evaluations for maintenance staff Assign daily work orders, monitor progress, and ensure timely completion Provide hands-on training in proper repair techniques, equipment use, and safety procedures Property Maintenance Oversee all preventive, routine, and emergency maintenance for commercial buildings, including HVAC, plumbing, electrical, roofing, and general building systems Conduct regular property inspections to identify and address maintenance needs, safety hazards, and code compliance issues Coordinate tenant improvement projects, suite turnovers, and make-ready preparations for new leases Respond to after-hours emergencies as needed Vendor and Contractor Management Obtain bids, negotiate contracts, and oversee third-party contractors for specialized repairs and capital improvement projects Ensure contractor work meets company standards, building codes, and project timelines Manage vendor relationships for landscaping, snow removal, janitorial, and other outsourced services Budget and Inventory Assist in developing and managing annual maintenance budgets for assigned properties Track maintenance expenses and provide regular reports to management Maintain adequate inventory of parts, tools, and supplies; process purchase orders as needed Identify cost-saving opportunities without compromising property quality Compliance and Safety Ensure all properties comply with local, state, and federal building codes, OSHA regulations, and ADA requirements Maintain accurate records of inspections, permits, warranties, and service contracts Enforce safety protocols and ensure all team members use proper PPE and follow established procedures Coordinate fire and life safety system inspections and testing Qualifications Required 5+ years of commercial property maintenance experience, including at least 2 years in a supervisory role Strong working knowledge of HVAC, plumbing, electrical, and general building systems Experience managing maintenance operations across multiple properties Familiarity with building codes, OSHA regulations, and fire/life safety systems Valid driver's license and reliable transportation (travel between properties required) Ability to read and interpret blueprints, schematics, and technical manuals Strong organizational, communication, and leadership skills Preferred HVAC certification or trade license Experience with computerized maintenance management systems (CMMS) or work order platforms Knowledge of commercial roofing, parking lot, and exterior envelope maintenance is helpful
