Job Description

Job Overview We are currently seeking a highly skilled and experienced Apartment Superintendent (Super) to oversee the maintenance and operational functions of residential apartment communities. The ideal candidate will possess strong management abilities, technical expertise in facilities maintenance, and leadership skills to ensure the property is well-maintained, safe, and compliant with all regulations. This full-time position offers an opportunity to lead a maintenance team, coordinate projects, and ensure tenant satisfaction through effective facilities management. Responsibilities Supervise and coordinate daily maintenance operations across the property, ensuring timely completion of repairs and preventative maintenance. Manage maintenance staff, providing leadership, training, and performance evaluations to foster a productive team environment. Oversee the implementation of maintenance programs utilizing CMMS (Computerized Maintenance Management System) tools for work order tracking and scheduling. Conduct inspections of HVAC systems, electrical systems (including high voltage and low voltage), plumbing, and mechanical equipment to identify issues proactively. Read and interpret schematics, electrical diagrams, and mechanical drawings to diagnose problems accurately. Utilize tools such as ohmmeters and other diagnostic equipment to troubleshoot electrical and mechanical issues effectively. Ensure compliance with safety standards, including proper handling of high voltage systems and adherence to OSHA regulations. Coordinate with external contractors for specialized repairs or projects requiring advanced expertise or permits. Maintain detailed records of maintenance activities, inspections, repairs, and safety protocols using CMMS or other management systems. Plan and execute renovation or improvement projects within the property to enhance tenant satisfaction and property value. Requirements Proven supervisory experience in facilities management, industrial maintenance, or related fields within manufacturing or large residential complexes. Strong knowledge of HVAC systems, electrical (including high voltage and low voltage), mechanical systems, schematics, and industrial maintenance practices. Demonstrated leadership skills with the ability to manage teams effectively while maintaining high standards of safety and quality. Excellent communication skills in English for coordinating with staff, tenants, vendors, and contractors. Knowledge of facilities management best practices in residential or manufacturing environments. Strong organizational skills with the ability to prioritize tasks efficiently while managing multiple projects simultaneously. This position offers a dynamic work environment where leadership in facilities management is essential for maintaining high standards across the property while ensuring safety compliance at all times.
