Summary:
The Director of Facilities Maintenance is responsible for leading the strategic direction, performance, and scalability of Facilities Management across the SAM portfolio.

  • Responsible to oversee national vendor strategy, capital planning, preventative maintenance programs, and cost optimization initiatives across 600+ properties.
  • Partner closely with Operations, Accounting, and Ownership groups to ensure Facilities Management is aligned with overall portfolio performance and investment objectives.
  • Lead and execute the Facilities Management strategy across the SAM portfolio, ensuring alignment with operational goals, asset performance, and ownership expectations.
  • Oversee and drive all capital improvement, expansion, and conversion projects across the portfolio, ensuring projects are scoped, approved, and executed efficiently and at scale
  • Develop, standardize, and implement scopes of work (SOW) for capital projects, ensuring consistency, cost control, and quality across all properties.
  • Establish and manage national and regional vendor partnerships to leverage portfolio size, improve service delivery, and reduce overall costs.
  • Negotiate vendor contracts and service agreements, driving cost savings, service level improvements, and accountability across all trades and service providers.
  • Own and drive Facilities-related cost performance across the portfolio, including repair, maintenance, and capital expenditures, with a focus on improving NOI and operational efficiency.
  • Build and implement standardized preventative maintenance programs to reduce reactive repairs and extend the life of assets across the portfolio.
  • Lead, develop, and manage the Facilities Management team, establishing clear expectations, accountability, and performance standards across a remote, multi-region team.
  • Lead the Facilities Management team in driving all work orders and capital projects to completion through structured processes, systems, and accountability, rather than direct execution.
  • Establish, track, and enforce key performance indicators (KPIs) across the Facilities Management function, including
  • Monitor team and vendor performance against established KPIs, ensuring consistent execution and implementing corrective actions when performance standards are not met.
  • Develop reporting and visibility into work order aging, backlog, and completion rates to proactively identify risks, bottlenecks, and performance gaps.
  • Own and lead the evolution of Facilities Management systems and technology platforms to improve visibility, reporting, and operational execution across the portfolio.
  • Partner cross-functionally with Operations, Accounting, Revenue Management, and Leadership to ensure Facilities initiatives support occupancy, revenue, and financial performance goals.
  • Provide strategic guidance and oversight for new development and construction projects, ensuring alignment with portfolio standards, timelines, and investment objectives.
  • Review and interpret project documentation including construction drawings, environmental reports, surveys, and related materials to ensure informed decision-making and risk mitigation.
  • Identify and develop additional revenue opportunities within Facilities Management, including vendor programs, infrastructure partnerships, and ancillary income streams.
  • Develop and implement standard operating procedures (SOPs) and training programs to drive consistency and best practices across Facilities Management and cross-functional teams.
  • Ensure effective communication and coordination across field teams, vendors, and internal stakeholders to maintain alignment on priorities and project execution.
  • Support high-visibility or high-risk projects as needed, providing oversight leadership to ensure successful outcomes.
  • Must be able to travel if needed to locations under contract for management or larger capital improvement projects needing supervision or inspection.
  • In office scheduling requirements are determined by your supervisor and are subject to change at any time.

Education and/or
Experience Requirements:
  • Post-Education is desired with a minimum of 5 years' previous commercial construction experience or 5 + years with Self-Storage experience.
  • Strong team building and real estate background that includes budget development, ongoing project cost monitoring, and large money contract management for possible new build opportunities.
  • Forward-thinking leader who can operate at a high level while building systems, processes, and partnerships that drive efficiency, reduce costs, and enhance asset value.
  • Strong computer skills that include MS Office suite, primarily Microsoft Excel.
  • Maintain a valid driver's license, insurance and access to reliable transportation.
Language Skills:
Must be fluent in speaking and writing the English language.
Work Hours:
In a typical week, this position requires a minimum of 40 hours with regular and predictable attendance. Occasional weekend work may be required.
Work Environment:
This work is usually performed with normal noise levels and minimum exposure to hazardous conditions. Employees in this position are required to reside in a state where SAM is registered to conduct business.
