Job Description What you will be doing: Perform service duties and supervise and coordinate activities of workers to ensure upkeep, inventory, and repair of grounds and buildings. Maintain regular and predictable attendance. Work cooperatively with residents, co-workers, supervisors, etc. Work in a constant state of alertness. Interview, screen, and recommend potential service, custodial, or grounds personnel. Train all service, custodial, or grounds personnel. Research and evaluate current and potential products for maintenance and upkeep. Schedule product review appointments to avoid drop-in sales calls. Schedule and supervise all in-house and/or vendor work. Manage inventory, ordering, and delivery of supplies and equipment with Community Manager's approval. Ensure compliance with OSHA standards and company safety policies. Maintain an up-to-date Material Safety Data Sheet Manual. Interpret company policies to workers and enforce safety regulations. Respond timely to service requests, make-readies, painting, cleaning of vacant units, etc. Schedule and perform preventative maintenance. Be available for on-call work, including weekends or after hours for emergencies or inspections. Analyze and resolve work problems or assist workers in solving work problems. Initiate or suggest plans to motivate workers to achieve work goals. Assist the maintenance team with work orders and other duties as needed. Maintain supply and upkeep of all personal tools required for Maintenance Technician. Maintain an up-to-date inventory of all property-owned tools, equipment, and appliances. Maintain required property uniform and ensure a professional appearance and attitude for all personnel. Provide courteous, efficient response at all times. Have thorough knowledge of management company policies and property policies. Seek educational opportunities and self-improvement for personal growth and development.
Experience you will need:
High school diploma or general education degree (GED); or five to ten years related experience and/or training; or equivalent combination of education and experience. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of the organization. Heating, ventilation, and air conditioning (HVAC) certification is strongly suggested. Certified Apartment Maintenance Technician (CAMT) is recommended. Our client asked me to submit 3 great people within the next few days.
