Texas (Multi-Site Travel Required) Position Summary We are seeking an experienced and highly motivated Regional Maintenance Specialist to provide leadership, support, and oversight for maintenance operations across multiple senior living communities throughout Texas. This position serves as the primary field resource for Maintenance Directors and Executive Directors, ensuring communities maintain high standards of life safety, regulatory compliance, preventative maintenance, capital planning, and overall building operations. The Regional Maintenance Specialist will work closely with Operations leadership to improve asset performance, reduce operating expenses, support survey readiness, and develop maintenance teams. The ideal candidate is a hands-on facilities professional who can lead teams, troubleshoot complex building systems, manage vendors and contractors, oversee capital projects, and drive operational excellence across a multi-site portfolio. Essential Responsibilities Maintenance Operations Provide oversight and support for maintenance operations across assigned communities. Assist Maintenance Directors with daily operational challenges and technical issues. Conduct regular site visits to evaluate building conditions and maintenance performance. Ensure preventative maintenance programs are properly implemented and maintained. Monitor completion of work orders and maintenance tasks through company systems. Assist communities during Maintenance Director vacancies or staffing transitions. Life Safety & Regulatory Compliance Ensure compliance with state, local, and federal regulations. Support communities during regulatory surveys and inspections. Monitor compliance with life safety requirements including: Fire alarm systems Sprinkler systems Emergency generators Kitchen suppression systems Emergency preparedness programs Assist with development and implementation of Plans of Correction. Capital Planning & Projects Identify capital replacement needs and facility improvement opportunities. Develop scopes of work and obtain competitive bids. Review contractor proposals for accuracy and completeness. Assist with budgeting and forecasting of capital expenditures. Oversee approved capital projects from planning through completion. Ensure projects are completed on time, within budget, and according to scope. Vendor & Contractor Management Establish and maintain relationships with vendors and contractors. Evaluate contractor performance and pricing. Assist communities with emergency vendor coordination. Ensure vendors meet company standards, insurance requirements, and safety expectations. Team Development Mentor and develop Maintenance Directors and maintenance personnel. Provide training on company policies, preventative maintenance programs, and facility standards. Share best practices and operational efficiencies across the portfolio. Support recruiting, interviewing, onboarding, and development of maintenance staff. Financial Stewardship Identify opportunities to reduce operating expenses. Review maintenance spending and purchasing practices. Assist communities in obtaining cost-effective solutions while maintaining quality. Support annual budget development and capital planning initiatives. Emergency Response Provide support during emergency events including hurricanes, severe weather, utility failures, and other facility-related incidents. Coordinate vendor response and recovery efforts. Assist communities with emergency preparedness planning and execution. Qualifications Minimum 5 years of maintenance leadership experience. Multi-site facilities management experience preferred. Experience in senior living, healthcare, hospitality, multifamily housing, or commercial facilities preferred.
Strong knowledge of:
HVAC systems Plumbing systems Electrical systems Fire alarm and sprinkler systems Building automation systems Life safety regulations Ability to read and interpret construction drawings and technical documents. Experience managing vendors, contractors, and capital projects. Strong communication and leadership skills. Proficiency with Microsoft Office and maintenance management software. Valid driver's license with ability to travel extensively throughout Texas. Physical Requirements Ability to walk communities and construction sites. Ability to climb ladders and access mechanical spaces when necessary. Ability to lift up to 50 pounds. Ability to travel regularly throughout Texas, including overnight travel when required.
