•Job Overview We are seeking a dedicated Apartment Maintenance Supervisor to oversee the maintenance operations within a residential community. This role involves managing a team of maintenance technicians, ensuring the proper upkeep of all apartment units and common areas, and maintaining high standards of safety and quality. The ideal candidate will possess strong leadership skills, extensive technical knowledge in mechanical, electrical, and HVAC systems, and experience with facilities management. This position offers an opportunity to lead a dynamic team while ensuring residents enjoy a safe, comfortable living environment through proactive maintenance and efficient project management. Responsibilities Supervise daily maintenance activities, including routine inspections and urgent repairs across residential units and communal spaces Coordinate and prioritize maintenance requests, ensuring timely resolution to uphold resident satisfaction Oversee preventive maintenance programs utilizing Computerized Maintenance Management Systems (CMMS) to track work orders and schedules Manage electrical systems, including low voltage and high voltage components, ensuring compliance with safety standards Diagnose mechanical issues using schematics, ohmmeters, and other diagnostic tools; perform repairs on HVAC systems, plumbing, electrical wiring, and industrial equipment Lead maintenance projects from planning through execution, including managing contractors and sourcing materials Train and supervise maintenance staff in technical procedures, safety protocols, and customer service standards Ensure adherence to all safety regulations related to industrial maintenance and facilities management Maintain accurate records of maintenance activities, inventory levels, and compliance documentation Collaborate with property management teams to plan upgrades or renovations that enhance property value Skills Proven management experience supervising maintenance teams within residential or industrial settings Strong mechanical knowledge across various systems including HVAC, electrical (low and high voltage), plumbing, and industrial machinery Proficiency with Programmable Logic Controllers (PLCs), schematics reading, and troubleshooting electrical circuits Experience using CMMS platforms for work order tracking and asset management Knowledge of facilities management principles combined with project management skills for coordinating large-scale repairs or upgrades Ability to interpret technical drawings and schematics accurately Familiarity with Ohmmeters and other diagnostic tools essential for electrical troubleshooting Excellent communication skills in English for effective team leadership and resident interactions Demonstrated supervising experience in manufacturing or industrial environments is highly desirable Strong organizational skills with attention to detail in record keeping and compliance documentation Ability to handle high voltage systems safely while maintaining operational efficiency This role offers an engaging opportunity for professionals committed to excellence in apartment maintenance management.
