We're currently seeking a Senior Maintenance Supervisor to take ownership of complex building systems at a high-rise student housing community in downtown Charleston, SC. This role is built for a true troubleshooter who wants dedicated bandwidth to solve root-cause issues, not grind through daily work orders. You'll focus on major projects and systems diagnostics, with particular emphasis on resolving chronic hot water outages tied to dual commercial boilers, plus broader plumbing and MEP challenges in a fully amenitized, mid-rise to high-rise student environment. Responsibilities Own troubleshooting and resolution of commercial boiler and domestic hot water system issues Lead major building systems projects and prioritize high-impact repairs across mechanical, electrical, and plumbing systems Coordinate with onsite maintenance staff to ensure routine work orders stay on track while you focus on complex issues Manage vendor relationships as needed, while maintaining a hands-on, diagnostics-first approach Participate in an alternating on-call rotation to support urgent building needs Qualifications EPA Section 608 Universal Certification (required) 5+ years of building maintenance experience in multifamily, commercial, facilities, or similar environments Hands-on experience with commercial boiler systems and diagnosing mechanical failures Strong plumbing depth with a proven, methodical troubleshooting mindset Ability to work independently, document findings, and drive projects forward with minimal oversight Perks Total compensation range: $74,000 to $80,000 (base plus bonus potential), with top-end base equivalent around $75,000 and quarterly bonus opportunity Dedicated scope focused on major systems and special projects rather than routine work orders Work in a downtown Charleston location near campus in a high-rise student housing setting Full benefits package including all major insurance, 401k, and PTO Work for a nationwide company that can offer growth and stability
