  • Full-time Job purpose The mission of the Tunnel to Towers Foundation is to honor the sacrifice of firefighter Stephen Siller who laid down his life to save others on September 11, 2001.
We also honor our military and first responders who continue to make the supreme sacrifice of life and limb for our country. The Maintenance Supervisor is part of a team that is responsible for overseeing the upkeep, repair, and functionality of building infrastructure and systems. This role involves supervising maintenance activities, ensuring safety compliance, supporting budgeting efforts, and maintaining facility appearance and functionality. The Maintenance Supervisor plays a key role in ensuring that buildings remain safe, efficient, and well maintained for daily operations and long-term sustainability. The Maintenance Supervisor is responsible for ensuring the highest standards of service, safety, and operational excellence across our Homeless Veteran Village. This role plays a critical part in maintaining the cleanliness of our site and compliance with local, state, and federal regulations—including HUD's NSPIRE and REAC guidelines—while promoting a proactive approach to building management, property upkeep, and tenant satisfaction. Duties and responsibilities Conduct routine inspections of buildings, structures, systems, and equipment to identify maintenance needs and recommend appropriate corrective actions. Supervise and perform a broad range of maintenance tasks, including but not limited to: General construction repairs, painting, basic electrical and plumbing repairs; monitor and maintain HVAC systems; janitorial and landscaping. Diagnose malfunctions in electrical, mechanical, and plumbing systems and determine appropriate repair methods. Respond promptly to emergency maintenance requests to minimize operational disruption. Perform preventative maintenance to reduce the likelihood of system failures and safety hazards. Ensure all maintenance work is performed in accordance with OSHA standards and company safety policies. Assist in maintaining compliance with all federal, state, and local building codes and regulatory requirements (e.g., boiler inspections, elevator certifications, kitchen equipment safety). Monitor premises for potential safety risks and report or resolve hazards proactively. Assist the Property Manager (PM) with capital improvement and renovation projects. Oversee contractors and vendors to ensure work is performed to standard and within timeline and budget. Help develop and execute work plans, procedures, and maintenance schedules. Collaborate with the Property Manager to meet maintenance budget goals by completing repairs in-house when feasible. Maintain accurate logs of appliances, repair histories, and warranties. Conduct and document weekly, monthly and quarterly preventative maintenance inspections. Maintain and inventory all tools, equipment, and supplies; ensure the maintenance shop is clean, safe, and well organized. Provide logistical support for event setups, teardowns, and general space reconfiguration. Assist with special projects as assigned by management. Daily cleaning of exterior walkways and parking lots; removal of debris and maintenance of landscaped areas. Identify and report larger maintenance issues that require further attention or escalation. Assist with trash and recycling disposal; maintaining a clean and organized waste management area. Responsible for cleaning, sanitizing, and restocking supplies in common area restrooms to maintain a clean, hygienic, and well-stocked facility. Securing the facility by locking doors and windows after hours. Qualifications Extensive knowledge of building systems such as plumbing, electrical, and HVAC. Extensive knowledge of general carpentry, tools and repair procedures Excellent analytical and problem-solving skills. Ability to identify issues and determine if repairs are needed. Must be physically able to perform repairs when needed. Ability to plan maintenance schedules for building systems. Excellent time management and supervisory skills. At least 4 years of multi-family maintenance experience required. Excellent written and oral communication and interpersonal relationship skills. Demonstrated ability to achieve high performance goals and meet deadlines. Ability to work independently in fast-paced environment and multi-task in a smart and timely fashion. Working knowledge of safety practices, codes, and regulatory compliance Must be able to travel property and facility to diagnose building issues and plan repairs or maintenance. Must be able to lift 50 pounds at a time. Must have a valid and current driver's license. Pre-employment screening, including a background check, is required.
