Maintenance Assistant Pay:

$22/hour (1099 Independent Contractor)

Schedule:

Flexible. Weekend availability is welcome. We're looking for a reliable, self-motivated individual to help manage two single-family rental homes in Charleston. These are rent-by-the-room properties where each tenant has a private bedroom and shares common areas such as the kitchen, bathrooms, and living spaces. Responsibilities Mow and maintain the yards Clean common areas and prepare vacant rooms for new tenants Show available rooms to prospective tenants Distribute keys and assist with tenant move-ins and move-outs Communicate professionally with current and prospective tenants Perform routine property maintenance, including changing HVAC filters, replacing light bulbs, minor plumbing, painting, and other basic handyman repairs Identify and report larger maintenance issues when necessary Help keep both properties clean, organized, and well maintained Qualifications Reliable, trustworthy, and dependable Strong communication and customer service skills Basic handyman and maintenance experience Able to work independently and manage time effectively Valid driver's license and reliable transportation Must provide your own lawn mower and basic hand tools/handyman tools and equipment. A mower can be provided initially, but contractors are expected to maintain and replace their own equipment for continuous use. Prior property management, maintenance, or handyman experience is preferred. Compensation & Requirements This is a 1099 independent contractor position. Pay is $22/hour . Hours will typically range from 7-10 hours per week , with additional hours available during tenant turnovers, maintenance projects, or periods of higher workload. Flexible schedule with weekend work permitted. Must have reliable transportation to travel between both properties. Must be comfortable handling property keys, showing rooms to prospective tenants, and interacting professionally with tenants.
